Role Impact
The Foreclosure Sales Processor plays a critical role in ensuring foreclosure files are accurate, compliant, and ready for sale. This position supports the enforcement of mortgage loans by conducting detailed reviews, calculating fees, and auditing bids to minimize risk and financial loss. Success in this role means maintaining strict compliance with statutory, servicing, and investor guidelines while managing a high-volume caseload with precision and urgency.
Key Responsibilities
• Conduct pre-foreclosure reviews to confirm all statutory and procedural requirements are satisfied
• Manage and process a high-volume caseload using vendor-related foreclosure and servicing software systems
• Calculate foreclosure fees and costs; audit bids and sale figures for accuracy and compliance
• Review default accounts for status changes, process foreclosure postponements, and verify property readiness for sale through documentation review and Servicemembers Civil Relief Act (SCRA) searches
• Review payment histories, trial modification or repayment plans, and denial letters to ensure accurate file documentation and compliance
Minimum Qualifications
• High School Diploma or equivalent
• Minimum 1 year of experience in mortgage servicing, escrow, or foreclosure processing
• Proven ability to manage high-volume workloads and meet strict, time-sensitive deadlines in a fast-paced environment
• Core Tools & Systems
• Microsoft Office Suite (Outlook, Excel, Word)
• Vendor foreclosure processing platforms and servicing systems
• Advanced 10-Key proficiency and typing speed of 50+ WPM
Preferred Skills
• Experience working within a law firm or legal foreclosure environment
• Strong attention to detail with demonstrated accuracy in auditing financial figures
• Ability to work independently, take initiative, and adapt to shifting priorities
