Position Title: Freelance / Independent Residential Architect (1099)

Pay: $5,000.00 Flat Rate per Completed Project Package

Project Scope: Custom Homes, Room Additions, Extensions, & Complete Renovations

Location: South Florida (Palm Beach, Broward, & Miami-Dade Counties)

Miami First Remodeling Corporation is a fast-growing residential design-build firm specializing in high-end renovations, additions, and custom builds throughout South Florida. We provide our clients with a seamless, end-to-end experience from concept to city permit approval.

Position Overview

We are seeking an experienced Freelance / 1099 Independent Architect to handle complete, permit-ready plan packages on a project-by-project basis.

Instead of managing individual disciplines separately, we need a flexible, reliable professional who can visit project sites, take accurate field measurements, draft complete architectural sets, and coordinate or produce the required MEP and structural engineering components for city submission.

Scope of Work & Responsibilities

• Site Visits & Field Work: Conduct initial on-site property walkthroughs to take precise as-built measurements across Palm Beach, Broward, and Miami-Dade counties.
• Full Design Production: Prepare comprehensive, permit-ready construction document sets (AutoCAD) for residential room additions, home extensions, layout modifications, and full renovations.
• Multi-Discipline Package Delivery: Produce or fully coordinate complete drawing packages including:
• Architectural Plans (Existing/Proposed floor plans, elevations, sections, details)
• Mechanical, Electrical, and Plumbing (MEP) Plans
• Structural Engineering Details & Calculations
• Permitting & City Approvals: Prepare complete permit submission packages, sign and seal architectural plans (Active Florida Architect License required), and promptly address any city plan review comments/revisions until permits are issued.
• Client & Team Collaboration: Consult briefly with homeowners to align on layout vision and collaborate with our project managers to ensure designs remain buildable and on budget.

Requirements & Qualifications

• Licensure: Active Florida Architect License (Required — must be able to sign and seal plans).
• Experience: Minimum 5 years of residential architectural experience in South Florida.
• Technical Skills: Expert proficiency in AutoCAD and deep working knowledge of current Florida Building Codes and local municipal permitting processes.
• Full-Package Capability: Proven track record of delivering complete, multi-discipline plan sets (Architectural, MEP, Structural) ready for city submission.
• Mobility: Reliable transportation and equipment to conduct on-site field measurements throughout South Florida.
