Full-Time Maintenance Technician & Part-Time Maintenance Custodian

We are currently seeking a Full-Time Maintenance Technician and a Part-Time Maintenance Custodian to join our team serving community associations in the Myrtle Beach area.


The Maintenance Technician position involves a variety of maintenance, repair, and construction-related tasks for community association properties.


The Maintenance Custodian position is based at a mid-rise residential building and focuses on light maintenance and custodial responsibilities to help maintain a clean, safe, and attractive environment for residents and guests.


Please note: Our maintenance services are performed for community associations and may require outdoor work in all types of weather conditions.


Full-Time Maintenance Technician Responsibilities

• Complete work orders and repairs in a timely and professional manner.
• Perform routine preventive maintenance and property inspections.
• Troubleshoot and diagnose maintenance issues.
• Perform light electrical, plumbing, carpentry, painting, drywall, and other general maintenance tasks.
• Assist with larger repair, renovation, and construction projects.
• Maintain inventory of tools, materials, and supplies.
• Respond to emergency maintenance needs when required.
• Participate in after-hours and weekend on-call rotations.
• Perform other maintenance-related duties as assigned.

Part-Time Maintenance Custodian Responsibilities

• Maintain the cleanliness and appearance of a mid-rise residential building.
• Clean common areas, hallways, elevators, stairwells, lobbies, and amenity spaces.
• Monitor and replenish cleaning and restroom supplies.
• Perform light maintenance tasks, including changing light bulbs, minor repairs, and basic preventive maintenance.
• Report maintenance concerns, safety hazards, and property issues.
• Assist with trash removal and keeping exterior areas neat and presentable.
• Support building operations by ensuring a clean, safe, and welcoming environment.

Qualifications

• Previous maintenance, custodial, building maintenance, or related experience preferred.
• Experience with light electrical, plumbing, painting, drywall repair, and basic carpentry is a plus.
• Familiarity with maintenance tools, equipment, and safety procedures.
• Ability to work independently and as part of a team.
• Strong troubleshooting and problem-solving skills.
• Detail-oriented with excellent time management skills.
• Reliable transportation.
• Ability to work outdoors in varying weather conditions (Maintenance Technician position).

Physical Requirements

• Ability to regularly lift up to 50 pounds and occasionally up to 80 pounds with assistance.
• Ability to safely walk on uneven surfaces and work in confined spaces when necessary.
• Ability to climb ladders and carry equipment and materials.
• Ability to respond quickly to sounds and changing work conditions.
• Ability to wear personal protective equipment as required.
• Ability to perform physical tasks for extended periods, including bending, kneeling, standing, and walking.
