Position Summary
Chartered Mechanical is actively seeking a dynamic and experienced Full-Time Multifamily Residential Mechanical Foreman to support the installation, service, preventative maintenance, commissioning, and ongoing operation of HVAC and mechanical systems across Chartered's growing multifamily residential portfolio and active construction projects.
This individual will serve as the Company's senior mechanical technician, responsible for leading and performing complex HVAC and mechanical service, overseeing mechanical installations, supporting preventative maintenance programs, assisting with equipment replacements and system commissioning, and helping ensure the long-term performance of mechanical systems throughout the Company's communities. The ideal candidate will possess a strong technical background in HVAC and mechanical systems, demonstrated leadership abilities, and the ability to collaborate effectively with property management, construction personnel, vendors, and trade partners.
As Mechanical Foreman, you will help ensure that mechanical systems—including heat pumps, refrigeration systems, sheet metal rough-in, condensate piping, ventilation systems, and related mechanical components—are installed, maintained, and serviced in accordance with design specifications, manufacturer requirements, applicable building codes, safety regulations, and Chartered's quality standards. This position reports directly to the Executive Vice President and works closely with the Company's Project Managers, Assistant Community Managers, maintenance personnel, and professional trade partners.

Construction Activities
- Supervise and manage the daily activities of the mechanical team to ensure high-quality, on-time installation of mechanical systems at the project.
- Oversee the rough-in, installation, testing/balancing, and troubleshooting of mechanical systems at the project.
- Coordinate with project managers, engineers, and other subcontractors to ensure seamless execution of mechanical work and adherence to project schedule and scope of work.
- Conduct site inspections to ensure compliance with all safety regulations, building codes, and project specifications.
- Ensure that all necessary permits and inspections are completed in accordance with local regulations.
- Review project plans, shop drawings, submittals, and RFIs to ensure accurate installations and to identify potential issues in Procore.
- Maintain accurate records of labor time, materials, and equipment used at the project in Procore.
- Provide training, mentorship, and guidance to junior team members and apprentices.
- Uphold the highest standards of safety on the job site, promoting a safe working environment for all team members.
Service & Maintenance Activities
- Supervise and manage the daily activities of the mechanical team to ensure high-quality, on-time installation of mechanical systems at the project.
- Oversee the diagnosis, repair, and maintenance of HVAC and mechanical systems across Chartered's multifamily residential portfolio, with an emphasis on heat pump systems, equipment reliability, and resident satisfaction.
- Respond to and prioritize complex mechanical service requests, emergency maintenance calls, warranty issues, and equipment failures requiring advanced technical expertise.
- Develop, implement, and continually improve preventative maintenance programs, inspection schedules, and service standards to maximize equipment performance and extend asset life.
- Support Property Management with unit turnovers, capital replacements, equipment evaluations, and long-term asset planning involving HVAC and mechanical systems.
- Perform advanced troubleshooting, system diagnostics, commissioning, startup, and performance verification for new and existing mechanical equipment.
- Coordinate with Assistant Community Managers, maintenance personnel, residents, vendors, manufacturers, and service providers to ensure timely and professional completion of mechanical work.
- Oversee warranty administration, manufacturer support, equipment registrations, and documentation related to mechanical systems.
- Maintain accurate records of service activities, preventative maintenance, equipment inventories, warranty information, and mechanical assets utilizing MaintenanceIQ, Yardi, and other Company systems.
- Develop and maintain standard operating procedures, maintenance standards, equipment documentation, and technical resources supporting consistent mechanical operations across the portfolio.
- Provide technical leadership, mentorship, and ongoing training to maintenance personnel while promoting safe work practices, quality workmanship, accountability, and continuous improvement.

Other Requirements
- Ability and willingness to reliably commute to and from project field office, including valid driver’s license, working vehicle, and automobile insurance
- Must maintain a professional image through dress and appearance at all times
- Proficiency with computers and Microsoft applications, including Excel, Word, Outlook, Project is required
- Experience with Procore or similar project management software is required, with interest in developing greater proficiency a plus
- Position requires the ability to speak, read and write English fluently, with Spanish language proficiency considered a plus

- Moderate physical and mental fitness is a requirement, including:
- Ability to lift and carry various supplies and equipment of different sizes and weights in the course of routine and non-routine construction supervision activities
- Ability to climb stairs, reach above shoulder, and exercise good hand and finger dexterity in the course of performing construction supervision activities, stocking and removing equipment, and handling tools and equipment in the course of construction supervision activities
- Demonstrated knowledge and skilled use of the following tools:
- Mechanical Equipment: Motors, pumps, refrigerant recovery equipment, compressors, blowers, electric and hand powered augers, among others
- Measuring Devices: Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, among others
- Hand Tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, among others
- Power Tools: Wrenches, grinders, sanders, drills, saws, among others
- User Mover Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders, among others
Education and Experience
- High School Diploma or equivalent; technical training in mechanical systems or related field preferred.
- Associate’s degree in Mechanical Systems, Construction Management, or a related field a plus.
- Minimum of 5 years of experience in mechanical installation within the residential construction industry.
- Proven experience managing or supervising mechanical crews on multifamily residential construction projects, including strong knowledge of mechanical systems; experience reading and interpreting construction plans; and familiarity with industry standards, local building codes, and safety regulations.
- Valid International Code Council (ICC) National Standard Master Mechanical license prior to start date or no later than 90-days from start date.
- Valid EPA certification Type Universal for refrigerant recycling before start date or no later than 30-days from start date.
- OSHA 10/30-hour certification or willingness to obtain within 30-days from start date.
Work Environment

This full-time position is part of the Company's Mechanical Division and requires work to be performed primarily in the field across Chartered's multifamily residential communities and active construction projects throughout the Denver metropolitan area. This is not a remote position. There may be periods of extended work hours, emergency service response, and changing priorities that require flexibility, sound judgment, and the ability to remain composed under pressure. Candidates must be able to receive direction while also communicating effectively and providing clear, consistent instruction and feedback to others. This is a highly visible position where no task is too small, and employees are expected to take ownership, demonstrate initiative, and work collaboratively across the Company's property management, construction, and development teams.
