Purpose of the Position:
The purpose of this job description is to outline the responsibilities, duties, and qualifications associated with the role of Central Construction Worker. While this document offers a comprehensive overview of the position, additional tasks may be assigned as needed to support company goals.

Job Summary:
The Central Construction Worker supports construction, building maintenance, and structural rehabilitation efforts across multiple properties. This includes carpentry, repair work, make-readies, landscaping restoration, and assisting with special projects. Responsibilities are performed under the supervision of the Central Construction Manager.
Skills, Knowledge & Personal Characteristics:
General apartment maintenance experience
Strong knowledge of appliance repair, HVAC systems, carpentry, plumbing, and electrical
Familiarity with job site safety procedures and regulations (OSHA, EPA, ADA, Fair Housing)
Dependable, punctual, safety-conscious, and capable of working under deadline pressure
Flexibility to handle after-hours or weekend emergencies
Major Duties & Responsibilities:
All duties are to be carried out in accordance with company policies and procedures and in compliance with all federal, state, and local laws.
1. Complete tasks assigned by the Central Construction Manager, Community Managers, or Corporate Office.
2. Diagnose and perform routine, minor, and major maintenance or repairs in a timely and professional manner. Accurately document all work, including parts used, and submit to the Community Manager daily.
3. Perform general carpentry and woodworking, including framing, drywall, cabinetry, and countertops.
4. Provide support at properties as needed for work orders, make-readies, groundskeeping, etc.
5. Restore landscaping and irrigation systems after project completion.
6. Operate and maintain a wide range of power tools and construction equipment, including but not limited to:
o Air compressors
o Jackhammers
o Concrete saws
o Trenchers
o Skill saws
o Hydraulic/electric winches
o Powder-actuated fasteners
7. Maintain professional, courteous relationships with residents, coworkers, and staff. Always promote a positive image of the company. Avoid confrontations in front of residents.
8. Immediately report or correct any unsafe conditions (e.g., broken gates, burnt-out lights, open holes).
9. Maintain working knowledge of OSHA, EPA, and health code standards related to storage and use of hazardous materials. Ensure compliance and clean work areas regularly.
10. Follow company personnel policies and operational procedures, including: a. Familiarity with required software systems b. No authority to sign contracts or leases c. Keep policy and operations manuals updated
Organizational Relationships:
Reports directly to the Central Construction Manager
Works with office staff, other maintenance team members, the construction division, and outside vendors
Position Requirements:
Work Schedule: Basic schedule is Monday through Friday, 8:00 AM to 4:30 PM. Overtime may be required in emergency situations.
Experience: Minimum of 3 years of property maintenance or equivalent construction-related experience.
Education & Certification:
High school diploma or trade school certification required.
Transportation: Must have a reliable vehicle, valid driver's license, and proof of liability insurance.
Tools & Equipment Proficiency:
Must own or be willing to acquire the necessary tools for the job.
Must be proficient and safe in the use of the following:
o Hand Tools: wrenches, screwdrivers, snips, saws, hammers, etc.
o Power Tools: drills, grinders, sanders, saws, etc.
o User-Mover Aids: dollies, hand trucks, ladders, hoists, etc.
o Mechanical Equipment: motors, pumps, compressors, blowers, augers
o Measurement Tools: voltmeters, ohmmeters, testing meters, pH kits
Physical Requirements:
Ability to lift and carry up to 100 lbs (e.g., appliances, tools, equipment).
Frequent standing, kneeling, climbing, crawling, and crouching.
Work in varying weather conditions (hot, cold, wet, dry).
Extensive mobility and physical endurance required.
Pre-Employment Requirements:
