Essential Duties and Responsibilities
o Develop and execute comprehensive alternate asset acquisition strategies with a primary focus on educational institutions.
o Proactively identify and secure running schools, colleges, and universities available for lease or sale.
o Engage with landowners to identify and acquire suitable land for new educational developments.
o Initiate and manage Built-to-Suit opportunities by connecting landowners with educational clients.
o Onboard and support educational institutions seeking to expand their footprint and establish new branches.
o Cultivate relationships with various education formats, including coaching institutes, domestic, and international institutions, to address their space requirements.
o Identify and pursue opportunities for consulting, facility management, and project management services across all educational formats.
o Implement strategic real estate plans, ensuring a deep understanding of client objectives, project initiation, scope definition, and adherence to priorities, commitments, and milestones.
o Act concurrently as both landlord/seller agent and tenant/buyer agent, adeptly negotiating business terms and conditions for diverse commercial real estate products including land, office, retail, and industrial properties.
o Coordinate the selection of field brokers and other required resources, subject matter experts, and business partners, facilitating client review and approval as necessary.
o Lead the negotiation of sales processes through field brokers, and directly negotiate leases and lease amendments.
o Proactively monitor lease expirations and negotiate lease renewals within prescribed timelines.
o Identify and acquire new properties to meet client requirements and timelines, and efficiently dispose of surplus properties within defined schedules.
o Review, analyze, and interpret complex financial analysis templates, including book and cash flow projections, Net Present Value (NPV), and Internal Rate of Return (IRR) analyses, to inform client decision-making.
o Facilitate the development of robust client report packages and deliver effective presentations to relevant stakeholders.
o Collaborate closely with internal CBRE and/or client's Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure seamless integration across service lines.
o Maintain and monitor a real estate project tracking system to ensure timely transaction completion.
o Adhere strictly to all state real estate agency requirements and ensure compliance with corporate policies regarding conflict of interest identification and mitigation.
o Track all Alternate & Educational Services transaction activity (commissionable and non-commissionable), prepare commission forecasts and vouchers, and account for all savings achieved for clients.
o Resolve landlord and tenant disputes effectively.
Requirements
o 10-12 years of progressive experience in education sales (to school/college/universities) or alternate real estate acquisition/disposition.
o In-depth knowledge of financial terms and principles, with the ability to review complex financial/business analyses.
o Expert-level analytical and quantitative skills, with proven experience in developing innovative strategic solutions.
o Ability to analyze highly complex business/financial data and make recommendations directly impacting client outcomes.
o Exceptional ability to comprehend, analyze, and interpret complex business documents and respond effectively to sensitive issues.
o Strong presentation skills, with the ability to deliver persuasive presentations on complex topics to employees, clients, senior management, and public groups.
o Demonstrated ability to motivate and negotiate effectively with key stakeholders to drive desired actions.
o Proficient in drafting a wide variety of analyses and relevant documents, including project initiations, market comparable reports, RFPs, proposal comparison packages, letters of intent, and broker's opinions of value.
o Advanced proficiency in Microsoft Office Suite applications (Excel, Word, PowerPoint, Outlook) and internet navigation.
o Strong interpersonal and organizational skills, with the proven ability to manage multiple complex projects simultaneously.
