The Property Manager facilitates all property operations, maintains employee relations and guest satisfaction. The Property Manager must understand all facets of property operations and guide the team through their daily and long term objectives. Guests and staff must be able to trust and respect the Property Manager’s judgment and decision making capabilities.
The Property Manager is responsible for the following:
Maintaining culture of their properties
Communicating objectives and plans to all managers and staff
Leasing slips/ sites and understanding their occupancy
Communicating needs to Home Office team
Understanding and training on marina management, booking, and point-of-sale systems
Being knowledgeable and able to communicate contract requirements
Enforcing all Federal, State, and Local laws and marina contract requirements
Resolving major guest and tenant concerns
Managing revenue and expenditures across all departments
Understanding and communicating financial performance to Regional Operations Manager
Communicating operational needs and goals with the Regional Operations Manager
Developing long term goals and development plans for their properties
Hiring staff as necessary
Training staff for new skills and roles
Knowing and enforcing marina rules, guidelines and lease terms
Knowing and enforcing company policies for staff
Being knowledgeable and able to communicate water laws and rental safety guidelines
Assisting guests and tenants with advanced needs
Informing guests and tenants of marina and property services and offerings
Maintaining safe and efficient marinas
Communicate observations and concerns regarding the state of the properties to appropriate staff and ensuring task completion
Other tasks as necessary
The Property Manager must maintain strong professional behavior and be understanding but firm with staff and guests. They must also have a firm understanding of the financial health of their operation and manage their properties appropriately. The Property Manager sets the tone for their operations, and their involvement is vital to the properties’ success.
