The Groundskeeper/Maintenance Tech is responsible for maintaining the property grounds, outdoor areas, and common areas in a clean, safe, attractive, and comfortable condition. This role performs routine landscaping, cleaning, trash and debris removal, seasonal maintenance, and light outdoor work. The Groundskeeper also assists the Property Manager and Assistant Manager with other property-related projects and reports maintenance concerns or unusual activity when identified.
Key Responsibilities
Maintain the overall appearance and cleanliness of the property grounds and outdoor areas.
Pick up and properly dispose of trash, debris, and other waste throughout the property.
Clean and maintain building exteriors, common areas, walkways, outdoor seating areas, and other designated spaces.
Perform seasonal cleaning and outdoor maintenance, including snow and ice removal when needed.
Maintain garden areas, landscaping, and other grounds by removing debris and keeping areas neat.
Perform light excavation and basic ground work using shovels, picks, and other hand tools.
Keep pathways, stairs, sidewalks, driveways, and other outdoor areas safe and free of hazards.
Monitor the condition and appearance of the property and report maintenance issues or safety concerns.
Contact appropriate maintenance technicians or specialists when repairs are beyond the scope of the Groundskeeper's responsibilities.
Observe and report unusual activity or property concerns, including unauthorized occupants, illegal activity, or other issues.
Follow company policies and procedures related to safety, emergencies, and property operations.
Assist the Property Manager and Assistant Manager with additional projects and duties as assigned.
Wear the required company uniform and badge during working hours.
Requirements
Qualifications
Previous experience in groundskeeping, landscaping, janitorial, maintenance, property management, or a related field is preferred.
Ability to perform physical outdoor work and remain active throughout the workday.
Ability to lift, carry, bend, kneel, stand, and work for extended periods as required.
Comfortable working with basic hand tools and performing light ground work.
Ability to maintain a clean, safe, and organized work environment.
Strong attention to detail and pride in maintaining the appearance of the property.
Ability to identify and report maintenance, safety, and property concerns.
Reliable, dependable, and able to work independently with minimal supervision.
Ability to follow safety procedures, company policies, and instructions from management.
Good communication and teamwork skills.
Willingness to perform seasonal and weather-related outdoor duties as needed.
