Job Description

This role focuses on preparing vacant residential units for new occupants and maintaining the overall condition, safety, and appearance of the property. You will perform a variety of tasks including drywall hanging, painting, floor repairs, light electrical and plumbing work, and seasonal duties such as snow removal. The position requires strong attention to detail, the ability to complete work orders accurately and on time, and a commitment to meeting established safety and quality standards.

Responsibilities

• Prepare vacant units for new residents by performing tasks such as drywall hanging, painting, floor repairs, and light electrical repairs.
• Ensure all units are rent-ready and meet company safety and quality standards before final inspection.
• Monitor the property regularly to identify and address safety concerns and curb appeal issues.
• Complete service requests accurately and within required timeframes, typically within 24 hours.
• Close out all work orders in the system with clear and accurate documentation of work performed.
• Assist with snow removal and salting during winter months to maintain safe walkways and driveways.
• Work extended hours during peak or seasonal demand periods as needed to support property needs.
• Participate in an on-call rotation to respond to emergency maintenance requests outside regular hours.
• Track and maintain inventory of parts, tools, and supplies to ensure readiness for upcoming work.
• Assist with ordering materials and supplies as needed to support ongoing maintenance and unit turns.
• Perform basic landscaping tasks to support overall property appearance, as needed or assigned.
• Collaborate with other maintenance team members to coordinate work, share knowledge, and ensure timely completion of tasks.

Essential Skills

• Hands-on experience with drywall hanging and repair in residential settings.
• Ability to perform painting and basic floor repairs to prepare units for new residents.
• Experience with light electrical work, including basic electrical systems and repairs.
• Basic plumbing skills to address minor plumbing issues and service requests.
• Familiarity with HVAC systems sufficient to support basic maintenance and troubleshooting.
• Ability to use and manage work order systems to document, update, and close out maintenance tasks.
• Capability to complete service requests accurately and within 24 hours when required.
• Willingness and ability to work extended hours during peak or seasonal demand periods.
• Willingness to participate in an on-call rotation for emergency maintenance needs.
• Physical ability to perform snow removal and salting duties during winter months.
• Attention to detail to ensure units meet safety and quality standards and pass final inspection.
• Strong organizational skills to track inventory of parts and supplies and maintain readiness.

Additional Skills & Qualifications

• Landscaping experience or experience supporting property curb appeal.
• Experience with property turnover processes, including preparing units between residents.
• Knowledge of HVAC systems, including basic maintenance and troubleshooting.
• Knowledge of electrical systems in residential environments.
• Knowledge of plumbing systems and common residential plumbing repairs.
• Comfort working with a variety of hand tools, power tools, and maintenance equipment.
• Ability to work effectively as part of a small maintenance team and support colleagues as needed.

Work Environment

This is a first-shift position with hours from 7:00 a.m. to 3:30 p.m., Monday through Friday. You work on-site at a residential apartment community, collaborating closely with a team of three maintenance technicians. The team operates with an on-call rotation, typically involving one week of on-call duty at a time to support emergency maintenance needs. The role involves both indoor and outdoor work, including unit interiors, common areas, grounds, and seasonal tasks such as snow removal and salting. You use a variety of tools and equipment, all of which are provided by the employer, and you wear company-provided uniforms as part of the standard dress code. The environment is hands-on and fast-paced, especially during peak seasons and unit turnover periods, with a focus on safety, quality, and timely completion of work orders.

This is a Permanent position based out of Farmington, NY.

The pay range for this position is $19.00 - $21.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
