Hardscape Division Manager

Location: Mid-Atlantic Region

About the Opportunity

Cornerstone Recruiting is seeking an experienced Hardscape Division Manager to lead and grow a well-established commercial hardscape construction division. This leadership role is responsible for overseeing operations, financial performance, project execution, workforce development, safety, quality, and business growth across multiple projects and markets.

The ideal candidate will have a strong background in commercial hardscape, site development, civil construction, or specialty contracting and a proven ability to manage teams, drive profitability, and deliver high-quality projects.

Key Responsibilities

Leadership & Strategic Growth

  • Provide leadership and oversight for all hardscape division operations.
  • Develop and execute business plans, growth initiatives, and revenue objectives.
  • Identify market opportunities and support business development efforts.
  • Foster a culture of safety, quality, accountability, and teamwork.
  • Collaborate with senior leadership to support long-term organizational goals.

Operations Management

  • Oversee projects from preconstruction through completion.
  • Monitor schedules, Client, productivity, and resource allocation.
  • Coordinate effectively with estimating, project management, field leadership, and construction crews.
  • Implement operational best practices and continuous improvement initiatives.
  • Provide leadership and problem-solving support on complex projects.

Financial Management

  • Maintain accountability for divisional profitability and financial performance.
  • Review project budgets, cost reports, forecasts, and cash flow projections.
  • Identify and mitigate project and operational risks.
  • Drive efficiency improvements and maximize productivity.
  • Monitor key performance indicators and operational metrics.

Client Relations & Business Development

  • Build and maintain strong relationships with owners, developers, general contractors, architects, and industry partners.
  • Participate in project interviews, client meetings, and strategic pursuits.
  • Support estimating and preconstruction efforts on key opportunities.
  • Assist with contract negotiations, change orders, and major project issues.

Safety & Quality

  • Promote a safety-first culture and commitment to an injury-free workplace.
  • Ensure compliance with OSHA regulations and company safety standards.
  • Maintain high-quality workmanship and adherence to project specifications.
  • Conduct regular project reviews and quality audits.
  • Lead corrective action initiatives when necessary.

Workforce Development

  • Mentor and develop Project Managers, Superintendents, and Foremen.
  • Create succession plans for key operational positions.
  • Identify training needs and support professional development initiatives.
  • Build a culture of ownership, accountability, and continuous improvement.

Qualifications

Required

  • 10+ years of progressive leadership experience in commercial hardscape construction, site development, civil construction, or related specialty contracting.
  • Proven success managing multiple large-scale commercial construction projects simultaneously.
  • Strong financial, operational, and project management skills.
  • Experience leading both field operations and project management teams.
  • Comprehensive understanding of commercial hardscape construction means and methods.
  • Excellent leadership, communication, negotiation, and organizational abilities.
  • Proficiency with construction management, scheduling, and project management software.

Preferred

  • Bachelor's degree in Construction Management, Civil Engineering, Business Management, or a related field.
  • Experience managing large-scale hardscape projects involving:
    • Unit pavers
    • Roof terraces
    • Plazas and streetscapes
    • Site improvements
    • Outdoor amenity spaces
  • OSHA 30 Certification.
  • Design-build project experience.
