Job Summary We are seeking an experienced Hawaii State‑licensed Residential or General Appraiser for the Department of Design and Construction, Land Division. The role focuses on independent appraisal assignments—single property at a time rather than mass valuation—and requires steady work hours and complex, unique valuations for residential and residential‑related properties.Key Responsibilities Appraise real property for City acquisition, disposal, rental, and leaseAnalyze complex valuation problems where comparable data may be limited or unusualResearch, verify, and maintain comparable sales and market dataWork with City departments, such as the Department of Parks and Recreation, on land valuationTrack real property value trends and advise City agenciesReview and critique appraisals prepared by other appraisersPrepare clear, well‑supported appraisal reportsExplain and defend value conclusions when appraisals are reviewed or challengedBenefits Excellent benefits including up to 21 vacation days, 21 sick leave days, holidays, comprehensive health coverage, retirement plan, career development, and more.Minimum Qualification Requirements Applicant must be a citizen, national, or permanent resident alien of the United States. Must be eligible for unrestricted employment under federal law.Education Requirements Equivalent to a graduation from an accredited college or university with major work in real estate, business or public administration, economics or a related field. Work experience may be substituted for a bachelor's degree on a year‑for‑year basis.Four years of professional work experience, in any occupation, may substitute for a general bachelor's degree.Four years of general work experience as a State Licensed Appraiser (SLA) may substitute for a general bachelor's degree.Experience Requirements At least four years of professional experience in appraising real property.Required Skills Apply advanced principles, techniques, and practices of real property valuation and appraisalAnalyze land development and building construction methods to determine property valuePrepare clear, accurate, and detailed appraisal reportsRead, compile, and maintain appraisal maps and supporting recordsCommunicate effectively with property owners, developers, and other stakeholdersConduct interviews and inspections to collect information that supports thorough appraisalsBuild strong professional relationships through public and human relations skillsLicense/Certification Requirements Valid State of Hawaii certification as a Certified Residential Appraiser (CRA) or Certified General Appraiser (CGA) at the time of application.Current valid driver's license (Type 3/automobile) prior to appointment.#J-18808-Ljbffr
