HELOC Closing & Delivery Manager

ABOUT THE ROLE:

Splash Financial is seeking a HELOC Closing & Delivery Manager to manage day-to-day closing and investor delivery for our new HELOC lending platform. This individual contributor will coordinate accurate, timely closings and loan delivery, serving as the primary point of contact for borrowers, settlement agents, and investor partners from clear-to-close through loan sale.

Working with the Director, HELOC Operations, this person will help establish and document the workflows that support the program as it grows. The role reports to the Director, HELOC Operations and may have an opportunity to help build and lead a closing team as origination volume increases.

We are hiring for this role in the Cleveland, OH area only. This is a remote role that requires 1–4 days per month in our downtown Cleveland office to support operational processes.

WHAT YOU’LL DO AT SPLASH:

Process Documentation & Improvement

• Help develop and document HELOC closing and investor-delivery checklists, LOS workflows, remote online notarization (RON) and eClosing procedures, and quality-control standards in partnership with the Director, HELOC Operations.
• Identify recurring issues in the closing-to-sale process and recommend improvements as the program grows.

Pre-Closing File Review & Readiness

• Review HELOC files following credit approval to confirm prior-to-closing conditions, disclosures, and closing documents are complete and consistent with program and investor guidelines.
• Review title commitments or property and lien reports, lien searches, payoff statements, and subordination agreements to confirm lien position and identify title exceptions that need to be resolved before closing.
• Confirm collateral and insurance requirements are met, including property valuation, flood zone determination and any required flood notice or insurance, and hazard insurance with the correct mortgagee clause.
• Enter and validate loan data in the LOS and integrated document platforms to generate accurate closing documents, including the HELOC agreement, security instrument, and Notice of Right to Cancel.
• Escalate unusual file conditions or requirements that fall outside established guidelines.

Closing Coordination & Communication

• Coordinate with settlement agents, borrowers, and investors to schedule and complete in-person, hybrid, and RON eClosings.
• Serve as the borrower’s primary point of contact from clear-to-close through funding. Explain what to expect at signing and during any applicable rescission period, respond to process questions, and refer questions about loan terms or pricing to licensed staff.
• Work with underwriting, processing, servicing, and external partners to resolve routine issues and keep files moving toward closing and boarding.

Funding

• Review executed closing packages for completeness and accuracy, including signatures, dates, notarization, and Notice of Right to Cancel dates. Coordinate corrections before funding.
• Confirm prior-to-funding conditions are satisfied and any applicable rescission period has expired before authorizing disbursement of initial draws under established procedures.
• Follow funding controls, including independent call-back verification of settlement agent wire instructions, reconciliation of funding amounts to closing figures, and confirmation of disbursement. Escalate discrepancies before funds are released.

Post-Closing & Investor Delivery

• Coordinate the transition of closed HELOC loans into the investor sale and delivery pipeline.
• Track recording of security instruments and other trailing documents. Coordinate collateral file delivery to the document custodian, including eNote registration and eVault steps where applicable.
• Prepare and submit investor delivery packages and loan data in accordance with investor and program requirements and purchase deadlines.
• Serve as the day-to-day contact for investor counterparts, resolving routine discrepancies and escalating complex issues to support timely purchase.

Pipeline, Quality & Continuous Improvement

• Manage an assigned pipeline of HELOC files from post-approval through investor sale, meeting closing and delivery deadlines, quality standards, and turn-time targets.
• Maintain organized, accurate files in accordance with company policy, information security standards, and recordkeeping requirements.
• Provide files and information for quality control, internal audit, investor due diligence, and regulatory examination requests related to closed and sold loans.
• Help develop training materials for future closing staff and share process knowledge as the team grows.

WHAT YOU’LL BRING TO SPLASH:

• Associate’s or bachelor’s degree, or equivalent work experience.
• At least 2 years of experience in mortgage or HELOC closing, post-closing, or loan delivery operations.
• Working knowledge of the HELOC or home equity lending lifecycle, including lien position, subordination, rescission, and investor delivery requirements.
• Experience reviewing loan files and closing documents for accuracy and resolving discrepancies using established guidelines.
• Experience with a loan origination system; Vesta experience is a plus.
• Familiarity with eClosing, e-signature, and RON platforms; DocMagic experience is a plus.
• Ability to independently manage multiple files, prioritize deadlines, and know when to escalate an exception.
• Strong attention to detail and sound judgment when handling borrower information, closing documents, and funding instructions.
• Clear written and verbal communication skills and the ability to work directly with borrowers, settlement agents, investors, and internal partners.
• Ability to maintain confidentiality when handling sensitive borrower and financial information.
• Familiarity with applicable federal and state home equity lending requirements.
• NMLS licensure is not required for this role.

NICE TO HAVE:

• Experience helping document or improve closing processes in a new product line or growing lending operation.
• Experience at a HELOC-focused or home equity lender.
• Familiarity with eNotes, eVaults, and investor loan sale or delivery processes.
• Experience training or mentoring closing or processing staff, or interest in growing into a people-management role as the team scales.

COMPENSATION:

The base salary range for this role is $69,000 to $85,000 annually, based on market data and internal compensation practices. Final compensation will be determined by factors such as location, experience, and skill level.
