Overview

Leads and oversees plant operations and maintenance across assigned facilities to ensure a safe, sanitary, reliable, and cost-effective environment. Directs preventive and demand maintenance programs, including work order management, troubleshooting and repair of building systems and equipment, and documentation to meet applicable codes and regulatory requirements. Coordinates, trains, schedules, and evaluates facilities staff; manages budgets, vendors, and resources; and collaborates with leaders to plan and deliver projects and services that optimize productivity, efficiency, and customer service. Maintains regulatory records and provides 24-hour accountability for technical operations and readiness.

Responsibilities

  • Integrates and demonstrates UnityPoint Health - Grinnell (UPHDM) FOCUS values and Expectations for Personal and Service Excellence and the Integrated Service Leadership Expectations to guide professional behaviors and standards.
  • Practice reflects knowledge of HIPAA, HFAP, DNV, OSHA and other City, State and Federal regulatory agencies/departments guiding healthcare and maintains compliance with said agencies/departments.
  • Enforces environmental regulations ensuring appropriate documentation, work practices and procedures.
  • Must be self-directed and assume responsibility for timely completion of job responsibilities.
  • Interviews, orients, trains, schedules, evaluates, and disciplines staff with appropriate input.
  • Schedules, manages timecards, and approves workflow for all POM team members.
  • Balances team and individual responsibilities, objectives and is open to other's views, gives and welcomes feedback, contributes to positive team goals, puts success of team above own interest.
  • Demonstrates initiative to improve quality performance and customer service by striving to exceed customer expectations by managing the Plant Operations and Maintenance (POM) Department and staff to achieve optimum Service Excellence status in all areas.
  • Attends technical, clinical, and administrative meetings associated with the POM program.
  • Management and direction of personnel, budget preparation and control, capital budget projects/equipment and maintenance of all buildings and equipment.
  • Prepares long-range resource planning to maintain the infrastructure of all buildings and ensure the maximum utilization of labor, materials, and equipment.
  • Works in conjunction with the UPHDM Executive Director of Properties and Facilities Development on construction projects (new and remodel) to assure facility compliance.
  • Organize, coordinate, and oversee outside contractor's work, performance, and compliance with UPHDM policies, procedures, and protocol during minor construction projects.
  • Has management accountability and responsibility for the design, selection, installation, operations, and maintenance of all replacement equipment.
  • Assures the POM staff is trained in all aspects of their position, to include orientation, wages and benefits, efficient operation and maintenance of buildings and equipment.
  • Responsible for the Fire System including the day-to-day operation, maintenance (preventative and corrective), testing and maintaining code compliance.
  • Implements preventive and predictive maintenance programs; champions proactive maintenance vs. reactive maintenance.
  • Identifies, analyzes, and reviews equipment maintenance issues with the appropriate POM staff and other leaders as necessary.
  • Monitors the POM maintenance program for effectiveness and seeks feedback for continuous quality improvement.
  • Monitors the WebTMA software system to ensure data collected for the POM Work Orders is accurate and complete.
  • Attend training courses for self-development, departmental meetings and committees as required.
  • Perform other duties as assigned by the Director of Ancillary Services and Administration.

Qualifications

Required:

  • Bachelor's degree in an engineering discipline is preferred but commensurate work experience may be substituted for a degree.
  • Five years of Plant Operations and Maintenance experience with a minimum of 3 years of direct supervision.
  • Valid driver's license when driving any vehicle for work-related reasons.
  • A working knowledge of computer software programs such as word processing, spreadsheets, database and building automation systems.
