Job Title: Maintenance Assistant
Department: Maintenance
Reports To: Chief Engineer
General Summary
The Maintenance Assistant is responsible for maintaining the building, grounds, and the operation of all equipment and mechanical/electrical systems.
Principal Responsibilities
- Perform basic repair work, including painting, wall covering, plumbing, electrical work, pool operations, preventative maintenance, and indoor/outdoor grounds upkeep.
- Maintain all fixtures and equipment according to the preventative maintenance schedule and properly record all maintenance in logbooks, in accordance with company and brand standards.
- Service and maintain pool and spa areas, including testing and recordkeeping, in compliance with state and local regulations.
- Clean internal building areas, including sweeping, mopping, and trash removal. Maintain cleanliness of public areas, storage areas, and parking lot.
Job Duties
Problem Solving
- Identify and resolve problems in a timely manner.
- Develop alternative solutions and exercise sound judgment.
- Make timely decisions and involve appropriate personnel when necessary.
Project Management
- Assist in performing routine preventative maintenance on equipment, including laundry machines, HVAC systems, ice machines, fire extinguishers, alarms, sprinkler systems, lawn equipment, exercise equipment, and plumbing systems.
- Help maintain work order boards and track completed and pending tasks in compliance with company standards.
- Review maintenance issues, complaints, and work orders to prioritize and schedule assignments.
Customer Service
- Strive to achieve 80% or higher on franchise guest service scores.
- Respond promptly to guest needs, service requests, and assistance inquiries.
Communication
- Communicate clearly and effectively in both positive and challenging situations.
- Relay room status updates and maintenance changes to the front desk.
Teamwork
- Uphold organizational values, treat others with respect, and promote a harassment-free workplace.
- Coordinate with other departments to fulfill guest requests.
- Assist with tasks such as moving furniture and receiving/storing supplies.
Quality Assurance
- Support achieving company and brand quality assurance standards.
- Maintain a minimum of 80% on franchise product quality scores.
- Inspect guest rooms, public areas, and grounds daily to ensure proper maintenance.
Adaptability
- Adjust to changing conditions, delays, or unexpected events.
Initiative
- Take independent action, demonstrate resourcefulness, and suggest process improvements.
- Accept responsibility for actions and seek or offer assistance when needed.
Safety and Security
- Maintain proper chemical levels in pool and spa areas according to local health codes.
- Keep accurate records of key control.
- Operate snow removal equipment to maintain parking lots and sidewalks.
Qualifications
- Minimum of two years of mechanical experience in a hotel or related field.
- Demonstrated general mechanical skills required.
- Experience with basic repairs, painting, wall covering, HVAC, electrical work, plumbing, boiler operation, pool maintenance, and general maintenance.
- Valid driver’s license with an acceptable driving record (subject to company approval).
