Job Title: HVAC Foreman\n \nFull-Time position: 40 hours per week\n \nSalary Range: $115,000 per year\n \nSchedule: Monday - Friday 8:00 am - 4:30 pm\n \nBenefits: Medical, Dental, Vision Life, LTD, and 401(k)\n \nThe ideal candidate should have CFC certification and/or license in refrigerant, transition and recovery, Maryland State HVAC Master License, and a current valid driver's license.\n \nLeisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland a private, age-restricted community comprised of 29 housing associations and 8,000 residents located in Montgomery County, Maryland seeks a HVAC Foreman. The HVAC Foreman will supervise and participate in the installation, maintenance, service and repair of air conditioning and refrigeration systems and equipment within the Leisure World of Maryland community.\n \nCandidates must have a current valid driver's license, possess CFC certification and/or license in refrigerant, transition and recovery, hold a Maryland State HVAC Master License. 10 years' experience five of which in a supervisory capacity.\n \nEssential Functions and Basic Duties of the position:\n\n Supervise and participate in the installation, maintenance and repair of HVAC systems and major appliances to ensure that the work performed in a fully satisfactory, safe and professional manner, in accordance with all job specifications and with the efficient and effective utilization of resources including staff, materials and budget\n Plan, schedule and assign work to ensure proper distribution of work, adequate staffing and space for efficient performance of duties \n Prepare reports and analyses setting forth progress, adverse trends and appropriate recommendations or conclusions on assigned projects when requested \n Establish and/or assist in establishing preventive maintenance programs for air conditioning and refrigeration systems and equipment as well as major appliances\n Provide training and instruction to personnel on activities relating to air conditioning and refrigeration and major appliance maintenance to ensure an acceptable work performance level\n Performs a variety of personnel management functions including interviewing job applicants, reviewing and maintaining current position descriptions, scheduling and approving time-off, conducting performance evaluations and making recommendations for associated merit increases. Prepares time cards for payroll submission\n Makes recommendations and/or assists in personnel actions including, but not limited to, hiring, promotions, disciplinary action and termination. Approves requests for time-off\n Responsible for the cleanliness, maintenance and inspection of all vehicles assigned to the department(s).\n Responsible for material and supply needs in the department ensuring that sufficient materials and supplies are on hand in warehouse and vehicles\n Responds to complaints from residents for cost center for work performed\n Controls expense of department within assigned budget\n Ensures that work is performed in accordance with established safety procedures to include but not limited to; wearing appropriate shoes, gloves, and protective clothing as necessary\n Ensures that hazardous material is disposed of properly\n \nSupervisory Responsibility:\n \nThe HVAC Foreman manages subordinates assigned to the HVAC and Major Appliance departments. The Foreman is responsible for the overall direction, coordination, and evaluation of these departments and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring and training employees: planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. \n \nCertificate/License\n\n CFC certification and/or license in refrigerant, transition and recovery\n Maryland State HVAC Master License\n Current valid driver's license \n \nYears and Type of Experience\n \nMinimum of ten (10) years' experience in HVAC Maintenance\n \nMinimum of five (5) year's experience in HVAC light commercial work\n \nMinimum of three (3) years' experience in Appliance\n \nMinimum of two (2) years' experience as a Foreman/supervisor of facilities maintenance HVAC work force\n \nWe can offer you a challenging and rewarding environment with many opportunities to learn, grow and achieve great results.
