Job Title: HVAC Foreman

Full-Time position: 40 hours per week

Salary Range: $115,000 per year

Schedule: Monday - Friday 8:00 am - 4:30 pm

The ideal candidate should have CFC certification and/or license in refrigerant, transition and recovery, Maryland State HVAC Master License, and a current valid driver's license with clean driving record.

Leisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland a private, age-restricted community comprised of 29 housing associations and 8,500 residents located in Montgomery County, Maryland seeks a HVAC Foreman. The HVAC Foreman will supervise and participate in the installation, maintenance, service and repair of air conditioning and refrigeration systems and equipment within the Leisure World of Maryland community.

Essential Functions and Basic Duties of the position:

  • Supervise and participate in the installation, maintenance and repair of HVAC systems to ensure that the work is performed in a fully satisfactory, safe and professional manner, in accordance with all job specifications and with the efficient and effective utilization of resources including staff, materials and budget
  • Plan, schedule and assign work to ensure proper distribution of work, adequate staffing and space for efficient performance of duties
  • Prepare reports and analyses setting forth progress, adverse trends and appropriate recommendations or conclusions on assigned projects when requested
  • Establish and/or assist in establishing preventive maintenance programs for air conditioning and refrigeration systems and equipment.
  • Provide training and instruction to personnel on activities relating to air conditioning and refrigeration to ensure an acceptable work performance level
  • Performs a variety of personnel management functions including interviewing job applicants, reviewing and maintaining current position descriptions, scheduling and approving time-off, conducting performance evaluations and making recommendations for associated merit increases. Prepares timecards for payroll submission
  • Makes recommendations and/or assists in personnel actions including, but not limited to, hiring, promotions, disciplinary action and termination. Approves requests for time-off
  • Responsible for the cleanliness, maintenance and inspection of all vehicles assigned to the department(s)
  • Responsible for material and supply needs in the department ensuring that sufficient materials and supplies are on hand in warehouse and vehicles
  • Responds to complaints from residents regarding the cost center for work performed
  • Controls expense of department within assigned budget
  • Ensures that work is performed in accordance with established safety procedures to include but not limited to; wearing appropriate shoes, gloves, and protective clothing as necessary
  • Ensures that hazardous material is disposed of properly

Supervisory Responsibility:

The HVAC Foreman manages subordinates assigned to the HVAC departments. The Foreman is responsible for the overall direction, coordination, and evaluation of these departments and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities includeinterviewing, hiring and training employees: planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Certificate/License

  • CFC certification and/or license in refrigerant, transition and recovery
  • Full Maryland State HVAC Master License- required
  • Current valid driver's license with a clean driving record

Years and Type of Experience

  • Minimum of ten (10) years' experience in HVAC maintenance
  • Minimum of five (5) years of experience in light commercial work
  • Minimum five (5) years as Foreman/supervisor of facilities maintenance HVAC work force
