Primary Purpose of Organizational Unit

Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. Housing Support is an effective team of employees providing maintenance and repair services, including a safe and secure environment for the 9000 students living in 37 residence halls and 700 apartments. Trade skills include cabinetmaking, plumbing, carpentry, electrical, electronics, sheet metal, roofing, painting and HVAC. We identify, estimate, plan and complete minor facility renovation projects via our own Housing Support internal shops, Facilities Services Construction Shops, and/or private contractors. We provide year-round, 24-hour customer service to our resident students and Housing staff. Housing Support also conducts all scheduled facility maintenance inspections within its facilities. This unit is the primary point of contact for the residence halls and dispatches the request to the appropriate shop.

Position Summary

A SIGN-ON BONUS OF $4,668 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE: $2,334 WITHIN 30 DAYS OF HIRE DATE & $2,334 12 MONTHS AFTER HIRE DATE.

This position, assigned to the Housing Support HVAC Group, ensures the proper maintenance and operation for all Housings Residential Dorms, Apartments, Offices and Associated buildings. Responsibilities include but are not limited to operating and performing preventive/predictive/reactive maintenance and repairs on commercial, industrial and residential HVAC DX, electrical and Hydronic based HVAC systems. Tasks include, but are not limited to the installation, maintenance and repair of Split/Package AC Systems, Furnaces, Heat Pumps, Ice Machines, FCU, VAV, AHU, Bearings, Pumps, Motors, Direct Digital and Pneumatic controls, as well as monitoring the Building Automation System via laptop. Systems supported include heat pumps, furnaces, split/package ac units, mini-splits, VRF systems, ice machines, air compressors, air dryers, FCU, VAV systems with reheat, boilers, dehumidification systems, direct digital controls, Pneumatic controls, 24-volt controls, air handling units, Dedicated Outdoor Air Systems, hydronic pumps, exhaust fans, and single and three phase motors. Building Services Housing Support HVAC Shop is responsible for installing, operating and maintaining a wide range of complex commercial, industrial and residential style HVAC systems. All work is completed with the priority being the safety and security of the 9000 students living in 37 residence halls and 700 apartments. Housing Support identifies, estimates, plans, and completes minor renovations via Housing Supports internal shops, other Facilities Services units, i.e., the Construction shops, as well as private contractors. Housing Support also offers help, suggestions, and guidance during major building renovations, and provides 24-hour customer service to resident students and Department of Housing and Residential Education staff. Housing Support conducts all scheduled facility maintenance inspections within its own facilities and is the primary contact for the residence halls and dispatches work requests to the appropriate staff.

A valid North Carolina Drivers License or ability to obtain one prior to start date.

Minimum Education and Experience Requirements

High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Optional Guidelines: experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Management Preferences

  • Ability to troubleshoot and repair mechanical systems.
  • Demonstrated ability to interpret electrical schematics and blueprints.
  • Experience in HVAC trades.
  • EPA 608 certification.
  • Ability to demonstrate great teamwork and communication skills with co-workers and Housing staff.

Required Licenses/Certifications

A valid North Carolina Drivers License or ability to obtain one prior to start date.

Special Physical/Mental Requirements

This position requires the ability to climb ladders; move objects weighing 50 lbs; wear a respirator and other required PPE such as safety shoes, eye protection, and arc flash safety gear.

This position is designated as mandatory and requires the employee to report to work to support critical University operations during adverse weather or other emergency conditions, including public health emergencies or situations that may result in University closure.

ELIGIBILITY FOR SIGN-ON BONUS

To be eligible for a Sign-on bonus, an individual must not have worked in a probationary, permanent, or time-limited appointment in the last 12 months as an employee in North Carolina state government, including but not limited to the judicial system, state executive branch agencies, and the university system in a position subject to the State Human Resources Act.

A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).

This SHRA Sign-on Bonus is contingent upon budget and final eligibility determination as of the effective date of hire. All recipients must sign the Pay Back Agreement form.
