Faculty and staff members are expected to be physically present on campus as needed to support the in-person educational experience and on-campus vitality at the University of West Georgia. Depending upon teaching assignments and student demand, this could include the Carrollton or Newnan campuses.

Job Summary

Reporting to the HVAC/R Superintendent, this is an Intermediate level position for skilled trades professionals. This positions hours of work are 7:30am to 4:00pm Monday - Friday. Must be available as needed to work nights or weekends to service the emergency needs of our customers. This position must perform preventative maintenance, repair, service, and installation of building structures and facilities following recognized procedures and techniques of the HVAC/R trade using hand and power tools related to the HVAC/R trade. This position will perform building maintenance work including but not limited to the maintenance, alteration, repair, and installation of Residential and Commercial HVAC systems (DX, VRV, VRF, Air Handlers, Chillers, Cooling Towers, Hydronic Heaters, Steam Boilers, and related equipment), residential and commercial appliances, refrigeration systems, and plumbing systems for a range of building types including institutional, commercial, and residential buildings. Work may require the incumbent to perform moderately complex troubleshooting and repair tasks. Employees may be required to perform other job-related duties as requested by the supervisor, subject to reasonable accommodation.

Responsibilities

Maintenance Duties -

Performs scheduled Preventative Maintenance (PM) and accurately completes assigned corrective and repair tasks on HVAC/R systems, building control systems, appliances, and plumbing systems within established time frames. Follows instructions and standard maintenance procedures and checks works for mistakes and proper operation before completion of tasks. This position is responsible for performing skilled manual work in the installation, alteration, maintenance, and repair of Residential and Commercial HVAC systems (DX, VRV, VRF, Air Handlers, Chillers, Cooling Towers, Hydronic Heaters, Steam Boilers, and related equipment), refrigeration systems, appliances, and plumbing systems (including but not limited to toilets, urinals, faucets, hose bibs, and drains) including pumps, motors, and valves; troubleshoots and repairs residential and commercial HVAC and BAS/Controls systems. Operates heavy machinery such as scissor lifts, boom trucks, and forklifts. Assists other trades with the maintenance, repair, and troubleshooting of all aspects of the physical plant/facility buildings, equipment, and machinery including HVAC, electrical, electronic, pneumatic, hydraulic, plumbing systems, minor carpentry repairs, utility distribution, underground locates, and other assigned duties.

Technical Duties -

Inspects buildings, fixtures, machines, and other structural units, noting the need for repair. Assists and advises work staff with the maintenance, repair, and troubleshooting of all aspects of the physical plant/facility buildings, equipment, and machinery. Identifies problems, determines possible solutions, and actively works to resolve the issues. Follows instructions through a standard work process; performs routine tasks; checks work for accuracy before completion of tasks. Adapts to changing work priorities; communicates with diverse groups; meets deadlines and schedules; works as part of a team; often works with constant interruptions; displays mechanical aptitude. Plans, schedules, prioritizes, and manages work orders; prepares and maintains accurate records; maintains service history for work orders; performs inspections and facility assessments; completes reports on inspection findings; Relays messages through verbal/written means in a clear and effective manner; listens to others. Performs work in the least disruptive manner possible to customers. Demonstrates courteous actions and follows the organizations established protocol for customer service.

Tool and Shop Duties/Safety and Compliance -

Perform regular tasks such as maintaining tools, and equipment. Recognizes and obtains the required tools, equipment, materials, and supplies that are needed to do the job. Maintains proper stock, parts, tools, and safety equipment in the assigned storage areas. Works with others to keep vehicles and employee work areas clean and orderly.

Safety and Compliance Duties

Recognizes and follows prescribed safety procedures and regulations while following all NFPA, and ADA codes and regulations; complies with OSHA/EPA regulations. Performs all work including handling hazardous materials in accordance with established safety procedures. Assists in ensuring a safe working environment throughout the facility for all employees. Reports all accidents and injuries in a timely manner. Participates in regular safety meetings, safety training, and hazard assessments.

Team Work Duties/Personal Development

Works alone or with a team to complete special assignments related to providing services at special events or other tasks as assigned by the Superintendent. Assisting in hiring, onboarding, and training new staff; Assists in the training and development of other employees within the work unit.

Personal Development

Participates in department provided training and learning opportunities to develop work related skills and abilities. Completes all required training on a timely basis.

Required Qualifications

Educational Requirements

High School Diploma or GED.

Required Experience

A minimum of 5 (five) years of experience in HVAC/R including experience in the residential and commercial trades field, Or a combination of 2 (two) years of Vocational Trades training and 3 (three) years of field experience in the HVAC/R. Must pass EPA universal refrigerant recovery certification from an accredited institution within 6 (six) months of employment. A valid drivers license is also required.

Degree, Diploma, or Professional Certificate equivalent to a two-year diploma in the HVAC/R Trade, Pipefitting, Boiler Operator, or related field and one or more of the following credentials: EPA universal refrigerant recovery certification from an accredited institution, NATE certification, RSES Certificate Member, Backflow License, VRF/VRV Certification, Unrestricted Warm Air License, Boiler Operator License. Preferred Experience Seven (7) years or more years experience in an HVAC/R service-related construction or maintenance trade in a university, health care, or school maintenance department. HVAC/R.

Proposed Salary

$19.61 - 21.50 an hour. Paid on a bi-weekly basis.

ABILITIES

Must have the ability to perform skilled trades work in preventive maintenance, service, and repair of spaces and facilities of university-owned buildings and rooms. Must have the ability to follow instructions, and coordinate the activities of trade workers and/or service workers. Must be able to be well organized and able to multitask. Must be able to perform routine and complex tasks individually or in a team setting and adapt to changing work priorities. Must be able to follow the organizations established protocol for customer service. Must be available for on-call status. This position is deemed Essential Personnel and must be able to respond to the emergency needs of the university. Ability to lift up to 50 lbs. or more. Ability to climb ladders and scaffolds. Must be able to stand, walk, bend/stoop, reach above shoulder level, and climb stairs. Ability to perform strenuous manual tasks. Ability to access confined spaces and work in open areas such as rooftops, etc. A valid drivers license is required.

KNOWLEDGE

Must have practical knowledge of the standard tools, methods, practices of the HVAC/R trade, and HVAC/R codes. Must be skilled in performing technical tasks, detailed oriented, ability to adapt to the changing needs of the business, preparing and maintaining accurate records; proficient in reading and understanding technical drawings and written work instructions; proficient in understanding and complying with safety regulations and handling hazardous materials in the performance of job duties (i.e. OSHA and EPA). Knowledgeable in Commercial HVAC/R codes, able to read and interpret technical information, including charts, gauges, dials, blueprints, schematics, specifications, and operating manuals.
