Minimum Required Qualifications:
Required Experience:
6 or more years full time paid professional experience in the field of HVAC / Mechanical working with / servicing commercial / institutional equipment
Prefer on-site construction management team experience
Prefer experience with campus administrators, faculty and staff.
This is not a project manager position, it is a foreman / very experienced journeyman level position
Required Education:
Graduation from a recognized college or university with a bachelor’s degree in Engineering, Architecture, or Construction Management.
Candidates without a bachelor’s degree must have at least 10 years of experience. Four of the ten years of experience may be substituted for the required degree on a year-for-year basis
Position Functions:
1. Identify and collect building component data on systems installed at District sites
2. Use various computer formats to enter data (e.g., Tablets, laptops, Smartphones, etc.)
3. Use knowledge and experience in building construction to identify building systems that are hidden behind walls, ceilings and floors.
4. Assess the overall condition and remaining service life of building system components based on construction experience and knowledge.
5. Apply direction and guidance on determining Remaining Service Life (RSL) values specific to LAUSD from facilities (FCA) Unit leadership.
6. Work collaboratively with other trade surveyors to gather quantities, measurements, boilerplate information, etc., as needed and directed.
7. Conduct /Support ad hoc surveys related to District sites and buildings on an as needed basis.
8. May supervise the performance of staff and survey participants as needed; serve as a resource to staff.
LAUSD does not have specific timelines for replacement of equipment. A function of the position is to determine the remaining service life based on your assessment of the current condition. LAUSD has various checklists. You will enter data onto an LAUSD supplied tablet as you evaluate equipment. It involves going through complete school buildings and identifying anything HVAC related and entering data on the items. You may be at a specific school for several days to capture all data. A high school may take weeks for a team of 2. Some may be relatively new, while others may be much older. The workload in general is set up to go back to each school every 2 years for updates.
There are other Field Supervisors that evaluate plumbing, electrical, roofing, etc., although there may be some crossover with plumbing if capabilities exist.
