Overview

The HVAC Technician II is responsible for the maintenance, troubleshooting, repair, and installation of commercial HVAC, refrigeration, and mechanical systems across assigned client sites. This position serves as a fully functioning technician capable of independently diagnosing and resolving most HVAC and refrigeration issues while ensuring work is completed safely, efficiently, and in accordance with client expectations and ABM standards.

The HVAC Technician II may provide technical guidance to junior technicians and assist with training, commissioning, and complex repair projects. This role requires a working knowledge of HVAC controls, electrical systems, refrigeration circuits, and commercial building systems.

Responsibilities

  • Troubleshoot, diagnose, and repair commercial HVAC and refrigeration systems.
  • Perform preventive maintenance on HVAC, refrigeration, boiler, and mechanical equipment.
  • Install, service, and maintain RTUs, split systems, heat pumps, VAV systems, and related components.
  • Troubleshoot electrical controls, motors, contactors, relays, thermostats, sensors, and VFDs.
  • Perform refrigerant recovery, evacuation, leak detection, and charging procedures.
  • Inspect equipment, identify deficiencies, and recommend corrective actions.
  • Respond to service calls and emergency repairs in a safe and timely manner.
  • Complete work orders, maintenance reports, and required documentation accurately.
  • Maintain compliance with OSHA, EPA, company safety standards, and client requirements.
  • Communicate equipment conditions, repair recommendations, and project updates to customers and management.
  • Provide technical guidance and mentorship to HVAC Technician I personnel.
  • Support startup, commissioning, and operational testing of HVAC equipment.
  • Perform other duties as assigned.

Qualifications

  • Five (5) or more years HVAC experience with the most recent 3 years of experience in a commercial/industrial setting.
  • EPA Section 608 Universal Certification.
  • Must be 18 years of age or older.
  • High School Diploma, GED, or equivalent required.
  • Valid, unexpired driver's license required.
  • Ability to pass all applicable background screening and drug testing requirements.
  • Ability to work independently with minimal supervision.
  • Ability to lift 50 pounds and perform physical work in various environments.
