Job Description

Overview:

The HVAC Technician is responsible for the inspection, maintenance, diagnosis, repair, and replacement of heating, ventilation, air conditioning, and refrigeration systems throughout the Pennrose portfolio. This position serves as a technical resource to on-site maintenance teams by providing advanced troubleshooting, system diagnostics, preventive maintenance, and repair support to ensure HVAC equipment operates safely, efficiently, and reliably.

The HVAC Technician works closely with Property Management, Maintenance Supervisors, Regional Maintenance Managers, vendors, and contractors to minimize equipment downtime, improve resident comfort, reduce operating costs, and protect Pennrose assets. The HVAC Technician reports to the Regional Maintenance Manager.

 

Pay range: $70,000 - $80,000/year depending on experience.

Responsibilities:

HVAC System Diagnostics & Repair

· Diagnose and repair residential and commercial HVAC systems.

· Troubleshoot electrical, mechanical, refrigeration, and control system failures.

· Diagnose motors, compressors, capacitors, contactors, relays, transformers, and control boards.

· Identify refrigerant-related issues and perform system evaluations.

· Troubleshoot thermostat, control, and automation system malfunctions.

· Perform advanced electrical testing using diagnostic equipment.

· Evaluate system performance and identify root causes of recurring failures.

 

Refrigeration & Cooling Systems

· Diagnose refrigeration system issues utilizing pressure, temperature, and performance readings.

· Calculate and evaluate superheat and subcooling values.

· Troubleshoot refrigerant flow, metering devices, evaporators, and condensers.

· Perform refrigerant recovery, evacuation, leak detection, and charging in compliance with EPA regulations.

· Maintain EPA 608 certification and adhere to all refrigerant handling requirements.

 

Airflow & Ventilation Systems

· Evaluate airflow deficiencies affecting equipment performance and resident comfort.

· Inspect ductwork systems for restrictions, leakage, and design deficiencies.

· Analyze ventilation and air distribution concerns.

· Assess indoor air quality conditions related to HVAC operation.

· Recommend corrective actions for airflow and ventilation issues.

 

Preventive Maintenance

· Perform scheduled preventive maintenance on HVAC and refrigeration systems.

· Replace filters, belts, motors, capacitors, and other wear components.

· Inspect electrical connections, controls, and safety devices.

· Evaluate equipment performance trends and recommend proactive repairs.

· Maintain detailed maintenance records and service documentation.

 

System Replacements & Capital Projects

· Assist with HVAC system replacements and major component upgrades.

· Support installation of compressors, condensers, air handlers, furnaces, heat pumps, and package units.

· Verify equipment startup and proper system operation following replacement.

· Assist in evaluating equipment for repair-versus-replacement decisions.

· Support capital improvement projects involving HVAC equipment

 

Technical Support & Training

· Serve as a technical resource to on-site maintenance personnel.

· Provide troubleshooting support to property teams.

· Train maintenance staff on HVAC preventive maintenance procedures and basic diagnostics.

· Promote HVAC best practices and energy-efficient operating procedures.

· Assist with development of HVAC-related standard operating procedures.

 

Documentation & Compliance

· Complete service reports, inspection documentation, and work order updates.

· Maintain accurate equipment histories and repair records.

· Ensure compliance with Pennrose safety standards and regulatory requirements.

· Follow OSHA, EPA, and manufacturer safety procedures.

· Participate in emergency response activities involving HVAC failures.

Qualifications:

Required Education and Experience:

 

· High School Diploma / GED – technical training certifications a plus

· Minimum 5 years of HVAC diagnostic and repair experience preferred

· Experience in multifamily housing, commercial facilities, or institutional maintenance preferred.

· Experience troubleshooting residential split systems, package units, heat pumps, boilers, and refrigeration equipment preferred.

 

Required Certifications

· EPA Section 608 Universal Certification

· Valid Driver's License and acceptable driving record

 

Preferred Certifications

· NATE Certification

· HVAC Excellence Certification

· OSHA 10 or OSHA 30 Certification

· Manufacturer-Specific Training Certifications

 

Working Conditions:

 

· Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required.

· Ability to work at property locations within or near transitional neighborhoods

· Ability to climb stairs, take elevators, bend, squat and reach overhead, and meet standard mobility and lifting for tasks typically associated with property maintenance

· On-call, after-hour emergency service may be required, with on-call staff required to live within a minimum distance to the community for efficient response time

· Hands-on repair and maintenance work constitutes majority of time and duties
