Description -----------

This essential position performs service, installation, maintenance, and repair of campus HVAC Systems. The position is responsible for performing duties in accordance with established organizational policies and procedures of the institution and the department. Position must adhere to all safety and regulatory guidelines and personal protective equipment (PPE) requirements. Supports the mission of the University and the department, including receptivity to new initiatives as may be set forth by the Office of Environmental Stewardship and Sustainability (OESS). The position may also require the understanding and safe operation of man-lift equipment.

Hourly position

Typical shift is 7:00 am-4:00 pm, with a one-hour mandatory lunch. Some weekend and event work may be required as determined by the FM Management staff

Position Description ---------------------

Typical Duties & Responsibilities:

• Use of the work order system in the performance of daily duties to evaluate projects, general duties, and emergencies, prioritize work, and estimate time and materials. • Locate and order materials/equipment/tools to complete work in a timely fashion in accordance with University and departmental policies and procedures; • Respond to emergency service requests as needed; • Installing and repairing hot water boilers, HVAC package units & split systems, water heaters (gas and electric); • Installing and servicing unitary HVAC control systems & components; • Installing and servicing hydronic and chilled water control systems & components; • Repairing campus DDC systems; • Servicing and repairing air handling units/VAV box control systems and components; • Provide instruction and direction to other technicians (based on skill level); • Provide experiential insight & training to other technicians (based on skill level); • Assist other Trades as needed on projects and emergency service situations; • Participate in a 24-hour emergency response on-call rotation schedule; • Perform other MEP (Mechanical, Electrical, Plumbing) duties as assigned by supervisor/manager; • Surveys assigned jobs and ensures that sufficient and proper materials and tools are on hand to complete each day's work. • Direct sequence of work and assigns individual tasks as necessary. • Operates and works from man lifts to access work areas as necessary.

Machines & Equipment Used -----------------------------

Includes, but is not limited to, specialty equipment, power tools, hand tools, brazing/soldering equipment, volt/ohm meters, amp probe, computers, and software packages related to BAS troubleshooting, campus scheduling software

Judgment Required -----------------

Attributes of a Successful Candidate --------------------------------------

Education:

High school diploma or equivalent

Experience:

HVAC Vocational/Technical Certificate with special training in refrigeration, heating & air-conditioning, 5 years of field maintenance/service experience (preferred)

Ability to communicate effectively verbally and in writing, with the ability to convey technical information to both technical and non-technical users; Effectively uses computers and mobile devices; Knowledge and ability to safely operate necessary equipment, machines, and tools in the working areas

Job-Related Skills:

Must have mechanical aptitude and BAS troubleshooting skills as related to the HVAC trade Practices critical thinking skills, including prioritization Ability to prioritize, organize, and perform multiple work assignments simultaneously Ability to utilize technical skills Ability to utilize problem-solving skills Interpret complex written specifications and conditions Ability to follow instructions, both verbal and written Ability to work without close supervision Demonstrates personal accountability Identify and utilize appropriate resources to ensure identified problems or concerns are addressed and resolved Recognizes the importance of communication with customers, staff, students, etc., and can effectively demonstrate those skills Recognizes their role as a part of the larger organization and models the mission statement through interactions with customers, staff, students, etc.

Licenses & Certifications:

Must have and maintain a valid Tennessee Driver's License; Lift training and certification - on-the-job training will be provided if not certified
