HVAC Technician

At Aviva Senior Living, our residents depend on a comfortable, well-maintained environment every day of the year. As our HVAC Technician, you'll play a critical role in ensuring our heating, cooling, ventilation, and mechanical systems operate safely and efficiently. 

This isn't a service truck job. You'll work at one beautiful senior living community where you'll build relationships with residents and staff while taking ownership of the HVAC systems that keep our community running.

What You'll Own

  • Maintain all HVAC, ventilation, and climate control systems throughout the community.
  • Perform preventive maintenance to reduce emergency repairs and equipment downtime.
  • Diagnose and repair commercial HVAC equipment, rooftop units, split systems, boilers, furnaces, air handlers, mini-splits, exhaust systems, and thermostats.
  • Respond quickly to HVAC-related service requests from residents and staff.
  • Troubleshoot electrical and mechanical issues.
  • Replace motors, belts, bearings, filters, compressors, capacitors, contactors, and other HVAC components.
  • Maintain accurate maintenance logs and preventive maintenance schedules.
  • Partner with community leadership to prioritize repairs.
  • Coordinate with outside contractors for specialty repairs and warranty work.
  • Ensure compliance with OSHA, local codes, and safety regulations.
  • Participate in an on-call rotation for emergencies as needed.

  • Reduced emergency repairs through proactive maintenance.
  • Comfortable resident apartments and common areas.
  • Survey readiness and regulatory compliance.

What You Bring

  • EPA Section 608 Certification (Required)
  • Three or more years of commercial HVAC experience.
  • Experience with boilers, rooftop units, split systems, air handlers, and building controls.
  • Strong troubleshooting and diagnostic skills.
  • Ability to read wiring diagrams and mechanical schematics.
  • Excellent customer service and communication skills.
  • Valid driver's license with a clean driving record.
  • Ability to lift 75 pounds and work on ladders, rooftops, and in mechanical spaces.

Preferred Qualifications

  • Journeyman HVAC License
  • NATE Certification
  • Experience in healthcare, hospitality, multifamily housing, or senior living.
  • Experience with Building Automation Systems (BAS).
  • Basic plumbing and electrical repair skills.
