THE WORK:
- Youll lead and supervise the acquisition of all types of real property interests, including permanent and temporary rights, permits, and expropriation agreements.
- Youll develop, implement, and oversee Property Acquisition strategies aligned with project scope, design requirements, organizational policies, and applicable legal principles.
- Youll review land requirements to ensure conformity with project objectives, regulatory frameworks, and property rights legislation.
- Youll manage land investigations, due diligence activities, and the coordination of property-related technical inputs.
- Youll act as a senior Land Agent, directly leading and supporting negotiations with landowners, municipalities, utilities, government agencies, and other key stakeholders.
- Youll advise and support negotiators on complex or sensitive acquisition files, including matters involving compensation and expropriation.
- Youll interface with clients, developers, contractors, and public authorities to support Transit-Oriented Communities and Transit-Oriented Developments (TOC/TOD) initiatives.
- Youll chair and participate in project meetings, stakeholder consultations, and coordination sessions.
- Youll collaborate closely with design, engineering, utilities, geotechnical, environmental, rail systems, architecture, and landscape architecture teams throughout project delivery.
- Youll review and oversee project design drawings to ensure alignment with approved Property Acquisition strategies and project requirements.
- Youll identify land-related risks and constraints and develop mitigation strategies to support project success.
- Youll mentor and develop team members on land acquisition best practices, investigations, negotiations, and stakeholder engagement.
- Youll assist in preparing and managing property acquisition budgets, including expropriation costs, contingencies, and potential claims.
- Youll prepare financial models, analyses, and cost estimates to support property acquisition planning and project feasibility assessments.
- Youll develop business cases and options analyses that clearly outline real estate impacts, risks, opportunities, and associated costs.
- Youll draft, review, and finalize reports, memoranda, presentations, correspondence, and property-related agreements.
- Youll organize and maintain property-related sections, schedules, and documentation within Project Agreements (PA).
- Youll create and implement project monitoring frameworks to track property acquisition activities, milestones, risks, and performance metrics.
- Youll guide staff in responding to RFIs, change requests, and client or contractor inquiries related to property acquisition matters.
- Youll support staffing requirements, contribute to team development initiatives, and foster a collaborative and high-performing work environment.
- Office-based or Hybrid (Travel may be required)

$175,000 - $250,000 a year
Compensation at Accenture varies depending on a wide array of factors, which may include but are not limited to the specific office location, role, skill set, and level of experience. As required by local law, Accenture provides a reasonable range of compensation for roles that may be hired in Illinois, Minnesota, California, Colorado, District of Columbia, Maryland, Massachusetts, New York, New Jersey, Ohio or Washington as set forth below.
