Our goal is to simplify the leasing experience through professional management and maintenance support so residents can focus on what matters most.Position Overview The Land Acquisition Analyst facilitates the land acquisition function, including research, financial and pricing analysis. The role examines all property deals to find land in the desired areas and price ranges, optimizes return on investment, and minimizes company risk.Responsibilities Develop property value analysis and underwriting for raw land and vacant development lots.Prepare time‑to‑market underwriting proformas and conduct general research to identify land opportunities.Create graphs, maps, marketing boards, and feature comparison charts.Review zoning and land use ordinances and gather competitive information from other residential communities.Coordinate Architectural Review Board (ARB) approvals with developers, owners, and HOAs.Oversee data compilation for jurisdictional, HOA, and tax obligations.Perform asset sales pricing analysis and formulate financial deal points for disposition opportunities.Develop feasibility packages and update tracking reports to ensure market goals are met.Provide lot analyses for all communities and produce acquisition snapshots.Build internal relationships with Purchasing, Construction, Architecture, and Property Management teams.Ensure projects proceed on schedule and comply with internal policies and procedures.Process land‑related applications and permits for approval.Manage documents, plans, contracts, purchase orders, change orders, and contract exhibits; draft contracts with Legal; code invoices and process land acquisition and development check requests.Maintain accurate development schedules and budgets.Qualifications High‑school diploma or GED required.Bachelor's degree in Real Estate, Economics, Statistics, Government Relations, or a related field preferred.Master's degree in one of the above fields preferred.Minimum of 2 years of land acquisition experience, including contract negotiation and relationship building.Minimum of 3 years as a financial or business analyst preferred.Valid driver's license required.Intermediate experience with Microsoft Office, proficiency in Microsoft Excel, and working knowledge of Microsoft Dynamics CRM preferred.Excellent verbal and written communication, planning, and business/financial analysis skills.Strong leadership, negotiation, prospecting, and problem‑solving skills.Competent in implementing process improvement changes with keen attention to detail.Adaptability and flexibility in a changing environment.Compensation and Benefits The anticipated pay range for this position is $75,297 to $99,768 annually, depending on location, education, training, skills, and experience.
