The Lead HVAC Technician is responsible for performing installs, repairs and maintenance to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, intake and exhaust fans, economizers, humidifiers, capacity controls, semi-hermetic compressors, split systems and package units throughout the campus. Other responsibilities include leading HVAC techs in when needed, budgeting and helping the engineering team with training and technical issues.
Job Responsibilities:
Communicate daily activities and purchases to the Assistant Chief Engineer.
Analyze, plan and perform preventive maintenance of HVAC systems throughout the campus.
Plan shutdowns for maintenance coordinating with managers and tenants.
Troubleshoot, repair and make modifications to the HVAC systems.
Quality control over new development and T.I. HVAC sub-contractors.
Adhere to all city, state and federal regulatory statues.
Maintain maintenance records as required by city, state, and EPA regulations.
Order and maintain parts needed to repair and maintain HVAC equipment.
Participate in expense management activities and control electricity cost.
Manage relationship with all major vendor accounts.
Properly maintain and safeguard campus assets.
Other duties as assigned.
Job Qualifications:
Associate degree or technical school or equivalent combination of education and experience
Five years of experience in commercial or institutional buildings with complex mechanical, electrical, HVAC, plumbing systems.
Experience with Trane IntelliPak Roof Top Units and Alerton Controls is a plus.
EPA Universal Certification.
Reasoning ability applying sound judgment in carrying out instructions and solving common business problems inherent in supervisory activities
Language skills to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
Interpersonal abilities to exhibit excellent customer-service orientation in responding to tenant requests
The ability to work well with a team.
Physical Requirements:
Prolonged periods standing and walking
Must be physically able to climb ladders, bend, or crawl into awkward spaces
Must be able to lift up to 50 pounds at a time
