You'll own the full scope of maintenance operations, lead a crew, and bring a service-first mindset to every interaction.Lead, coordinate, and supervise maintenance staff, porters, and grounds crewHandle resident service requests promptly and with a smile -- Superior Service is our standardPerform and oversee repairs: HVAC, plumbing, electrical, appliances, carpentry, pools, and moreDevelop and implement preventative maintenance programs to stay ahead of problemsConduct 90-day unit inspections to maintain property excellenceManage tool and parts inventory to keep operations running smoothlyOversee outside contractors and ensure quality workmanshipMaintain common areas, grounds, and landscaping in top conditionEnsure compliance with all local, state, and federal safety regulationsBe available for on-call emergency response (rotating schedule)What You Bring to the TableTechnical Skills:Hands-on experience with HVAC systems, electrical panels, plumbing, and appliancesProficiency with hand tools, power tools, and mechanical equipmentKnowledge of pool maintenance and lawn care equipmentFamiliarity with city codes, licensing requirements, and safety regulationsLeadership & People Skills:Experience supervising or leading a maintenance teamOutstanding customer service -- you treat every resident interaction as an opportunity to impressProfessional appearance and attitude, alwaysStrong communication skills with residents, staff, vendors, and managementAbility to problem-solve quickly and prioritize effectivelyOther Requirements:Reliable personal transportationAbility to perform physical tasks: lifting, climbing, bending, stoopingAvailable for after-hours emergency calls on a rotating basisThe Ideal CandidateYou don't just fix things - you anticipate them.
