    Job Description

    The Lead Maintenance Technician (Lead Tech) is fully accountable for maintaining the physical integrity
    of the community at all times. This involves insuring a clean and well maintained living environment for
    residents, visitors and staff. It is the Lead Tech's duty to anticipate, identify and correct any and all
    problems involving the property and to implement procedures that will prevent such problems.

    The Lead Tech will work under the supervision of the Property Manager to insure a clean and well
    maintained property, cultivating resident satisfaction while protecting the investment of the Owner.

    Job Duties and Responsibilities:

    • Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives.
    • Represent the company in a professional manner at all times. Maintain a positive customer service attitude.
    • Conduct all business in accordance with company policies and procedures, state and federal laws, e.g. OSHA, ADA, Fair Housing, etc.
    • Lead, organize, train, review and participate in maintenance tasks. Lead Tech will oversee and inspect work performed by maintenance technicians.
    • Manage system for handling work orders and insure all work orders are completed within 24 hours when possible.
    • Insure maintenance is available for emergency purposes, 24 hours a day, seven days aweek.
    • Maintain and communicate safety standards. Keep MSDS sheets current and readilyaccessible. Understand proper storage and management for hazardous materials,
      including solvents, flammables, caustics and refrigerants.
    • Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions; e.g. broken gates leading to pool, broken
      steps, open holes, broken/burned out exterior lights, etc.
    • Maintain accurate records regarding preventative maintenance, service requests (received and completed) expenditures, apartment make-ready status, work-in-
      progress, etc.
    • Schedule and perform minor routine maintenance on all appropriate equipment on aregular basis. Inspects and maintains all tools in excellent condition.
    • Insures all make-ready repairs and services are completed correctly and on schedule.
    • Works with Property Manager to follow budget and stay in compliance.
    • Works with Property Manager to obtain competitive bids on all major expenses and requisitions.
    • Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Purchase supplies while staying within budgeted
      guidelines.
    • Identify all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.
    • Insure all work areas are cleaned up and all storage areas remained locked when not in use.
    • On a daily basis the Lead Tech should be able to diagnose and perform minor and routine maintenance/repair involving the following:
      • Electrical and plumbing (including water lines)
      • A/C and heating systems
      • Water irrigation systems
      • Appliances
      • Stairs, gates, fences, patios, railings
      • Tile, carpet, flooring
      • Interior/exterior lights
      • Walls
      • Gas fixtures and appliances (where applicable)
      • Doors, cabinets, windows, sliding glass doors
      • Gas and electric
      • Door locks
      • Controlled access system (where applicable)
      • Roofing, gutters
      • Ceiling leaks, ceiling fans
      • Pool areas, pool furniture
    • Must be knowledgeable and skilled in the safe use and maintenance of the following:
    • Hand tools: various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
    • Power tools: wrenches, grinders, sanders, drills, saws, etc.
    • User-moved aids: wheelbarrows, dollies, hand trucks, buckets hoists, jacks, step ladders, full ladders, double ladders
    • Mechanical equipments: motors, pumps, compressors, blowers, electric and hand power augers, etc.
    • Measuring devices: calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges,etc.
    • Attendance is an imperative job function.
