SUPERINTENDENT SCOPE OF WORK
Job Description
Responsible for management of all on-site activities for construction project. Ensures that projects are completed on schedule and within budget, according to contracts and plans. Relies on extensive experience, judgment and problem solving abilities to plan and accomplish goals.
Performs a variety of tasks including but not limited to:

Check compliance with plans, prime contract, subcontract agreements, and submittals
Assist with project staffing of workers
Manage field staff
Maintain Project Safety
Review all subcontractor scopes
Create and maintain site logistics plan
Coordinate and update project schedule
Create 2 week look ahead schedules to distribution at trade meetings
Assist PM to review and validate any subcontractor's Request for Change Orders
Plan Management
- Review plans for any potential conflicts
- Ensure field trade personnel are using the latest revisions to plans
- Maintain and update redline set in field office
Assist PM to review R.F.I.'s.
Attend periodic meetings
- OAC meetings
- Trade meetings.
- Staff meeting
Walk site daily to check:
- Safety
- Field progress
- Quality control
- Housekeeping
Initial Point of Contact to resolve subcontractor's problem and disputes.
Responsible to maintain daily log
Responsible to make sure inspections are called and signed off
Coordinate with PM to close out all inspections and permits.
Coordinate close out procedure.

Preferences:

10 years of experience in the field predominantly in multifamily, preferably in condo projects
Familiar with a variety of the field's concepts, practices, and procedures.
Computer Literate and proficient with email
Must have good problem-solving abilities.
