A bit about us:
Our client is an established real estate development and construction (in house) organization focused on high-quality multifamily communities. This is an opportunity to take a senior field leadership role on a major ground-up development in the Orlando market, working closely with project management, trade partners, and ownership to drive the project from structure through completion.
Why join us?
Run a major project: Take meaningful ownership of the field operation rather than functioning as another layer of supervision.
Complex construction: Lead a high-density wrap project incorporating a substantial precast parking structure and elevated amenity deck.
Senior-level influence: This role is intended for a Superintendent who operates close to a General Superintendent level.
High-end product: Work on a luxury multifamily development with significant resident amenities.
Strong project leadership: Partner directly with project management, subcontractors, vendors, and ownership to keep the project moving.
Job Details
This is a highly specific search for a true senior field leader — someone capable of independently running a complex project, coordinating multiple major scopes simultaneously, anticipating problems before they reach the schedule, and holding subcontractors accountable for quality, safety, sequencing, and production. This is not a simple garden style apartment build.
The project features a multistory wrap-style residential development surrounding a precast/prestressed concrete parking structure, with a significant elevated pool and amenity deck incorporated into the garage structure.
Key Responsibilities
Lead day-to-day field operations for a large, ground-up multifamily project.
Coordinate sequencing across precast concrete, wood/light-gauge framing, MEP, finishes, sitework, and amenity scopes.
Manage the integration of residential construction with a precast parking garage.
Coordinate structural, waterproofing, drainage, pool, and amenity-deck activities.
Develop and maintain detailed project schedules and short-term look-ahead plans.
Direct and coordinate subcontractors, foremen, vendors, and field personnel.
Drive project milestones and proactively identify schedule conflicts.
Maintain strict quality-control standards throughout construction.
Lead site safety, logistics, inspections, and daily coordination.
Work closely with Project Management, ownership, design teams, inspectors, and trade partners.
Review plans and specifications and identify constructability issues before they become field problems.
Maintain accountability for manpower, productivity, sequencing, and completion.
Requirements
10+ years of commercial/multifamily construction experience.
Proven experience as a Senior Superintendent, Lead Superintendent, or General Superintendent-level field leader.
Strong ground-up multifamily construction experience.
Experience with wrap-style multifamily construction strongly preferred.
Demonstrated ability to independently run a large and complex project.
Strong understanding of structural sequencing and coordination between major trades.
Proven subcontractor management, scheduling, quality, and safety experience.
Ability to operate at a high level with limited day-to-day oversight.
Preferred Qualifications
Experience with precast/prestressed concrete parking structures.
Experience coordinating residential construction around a precast garage.
Experience with elevated pool decks / rooftop amenities.
Luxury or high-end multifamily experience.
Experience managing high-density, multi-story projects.
Experience overseeing projects from structure through closeout.
Strong knowledge of Procore and/or other construction management software.
