The Leasing Agent is responsible for driving occupancy, resident retention, and exceptional customer service at the assigned community. This position serves as the primary point of contact for prospective residents, guiding them through the leasing process while ensuring compliance with company policies, fair housing regulations, and property-specific requirements. The Leasing Agent plays a key role in maintaining occupancy goals, enhancing the resident experience, and supporting the overall operational success of the community.
Essential Duties & Responsibilities
Leasing & Marketing
Conduct property tours and effectively showcase apartment homes, amenities, and community features.
Respond promptly to all prospect inquiries through phone, email, online platforms, and walk-in traffic.
Convert leads into qualified applicants and achieve leasing and occupancy goals established by management.
Maintain knowledge of current market conditions, competitor pricing, and community offerings.
Assist with the development and execution of marketing and outreach initiatives to increase traffic and occupancy.
Ensure all advertising, social media, and online listings are accurate and up to date.
Follow established lead management procedures and documental all prospect interactions in company software systems.
Resident Relations & Retention
Provide exceptional customer service to prospective and current residents.
Assist with lease renewals and resident retention initiatives.
Respond professionally and timely to resident inquiries and concerns.
Build positive relationships with residents through consistent communication and follow-through.
Coordinate resident events and community engagement activities as directed by management.
Promote resident satisfaction and support efforts to maintain a positive community environment.
Administrative & Compliance Responsibilities
Process rental applications and verify applicant information in accordance with company policies and fair housing requirements.
Prepare lease agreements, addendums, notices, and other leasing documents.
Maintain accurate resident, prospect, and lease records within property management software
Collect and process application fees, deposits, and other required documentation.
Assist with move-in and move-out procedures, including resident orientation and unit inspections.
Ensure compliance with all Fair Housing regulations, company policies, and applicable local, state, and federal requirements.
Support affordable housing and subsidy program compliance requirements when applicable.
Property Operations Support
Conduct daily inspections of model units, vacant apartments, common areas, and community amenities.
Communicate resident concerns and maintenance requests to the appropriate team members.
Coordinate with maintenance staff to ensure timely completion of resident service requests.
Assist the Property Manager with special projects, reporting requirements, and operational initiatives.
Support occupancy, delinquency, and retention goals established for the property.
Team Collaboration
Work collaboratively with the Property Manager, Assistant Property Manager, Maintenance Team, and corporate staff.
Maintain a professional appearance and demeanor consistent with Shelter Corporation standards.
Adapt to changing priorities and operational needs.
Participate in team meetings, training sessions, and company-sponsored programs.
Perform additional duties and special projects as assigned by the Property Manager, Area Manager, or Regional Manager.
Qualifications
High school diploma or equivalent required.
Previous leasing, sales, customer service, or property management experience preferred.
Knowledge of Fair Housing laws and leasing practices preferred.
Experience with affordable housing programs, LIHTC, Section 8, or supportive housing preferred where applicable.
Strong sales, communication, and customer service skills.
Ability to build rapport and maintain positive relationships with residents and prospects.
Strong organizational skills and attention to detail.
Ability to multitask and manage competing priorities in a fast-paced environment.
Proficiency with Microsoft Office and property management software systems preferred.
Professional demeanor with strong problem-solving abilities.
