Kalos Residential is the in-house property management company for Four Mile Capital, a vertically integrated multifamily owner-operator with nearly 2,700 units across seven states. We exist for one reason: to manage Four Mile Capital's portfolio exceptionally well. Every community we run is a Four Mile asset, and we treat it that way.
The first impression a prospect has of a Kalos community is often formed in the first five minutes of their visit. That moment belongs to you.
The Leasing Associate is the face of the community. You are the first voice prospects hear, the first person they meet, and often the reason they decide to call this place home. This is a people-first role that rewards genuine warmth, consistent follow-through, and the ability to connect quickly with strangers and make them feel at ease.
You thrive when your calendar is full of conversations. You follow up the same day, every time, without being asked. You bring energy to the twelfth tour of the week that matches the first. And you find real satisfaction in the moment someone signs and says, "I can't wait to move in."
Leasing and Closing: You manage the full leasing process from first inquiry to signed lease. You respond to leads promptly, conduct tours that feel like conversations rather than presentations, follow up consistently, and close with confidence. You know the community inside and out.
Prospect Experience: Every interaction is an opportunity to earn trust. You respond to inquiries the same day, follow up after every tour, and treat each person who walks through the door as if the lease depends on that moment, because it does.
Leasing Administration: Accurate paperwork protects the resident and the property. All leases and documentation are completed accurately and entered into Entrata daily. Move-in coordination, application processing, and renters insurance verification are yours to own.
Resident Retention Support: Leasing does not end when the lease is signed. You support renewal outreach, resident events, and day-to-day interactions that make residents feel seen and valued. A resident who feels at home is a resident who renews.
Market Awareness: You stay current on comparable properties, understand how your community's pricing and amenities stack up, and bring that knowledge into every leasing conversation.

Experience
Prior leasing, sales, or customer-service experience preferred; multifamily experience is a plus
Familiarity with Entrata or a comparable property management platform preferred
Competency in Microsoft Office Suite (Word, Excel, Outlook)
Demonstrated ability to meet or exceed sales or occupancy targets
Fair Housing certification required prior to interacting with prospects or residents
High school diploma or equivalent required; college degree preferred
Practical Requirements
Must be available to work weekends (that is when prospects tour)
Reliable transportation required
Must successfully pass a credit check
Ability to assist other properties or departments when needed

You follow up without being told. Same-day follow-up is not a task on your list; it is just how you operate. You have an internal sense of urgency that keeps leads from going cold.
You keep pace. This role moves. Inquiries, tours, applications, move-ins, and resident touchpoints all happen in the same week. You have the energy and momentum to stay on top of all of it without burning out.
You work a system. After training, you execute independently. You do not need someone checking in on your follow-up cadence or your Entrata entries. You have a process and you work it, and you can adapt that process when the situation calls for it.
You do the right thing. Fair Housing is not just a compliance requirement; it is a value. Every prospect receives equal professionalism and respect, full stop.
You bring the energy. The right person genuinely enjoys this work: the conversations, the tours, the moment someone says yes. That enthusiasm is not manufactured; it is just who you are.
