Position Overview

We are seeking a highly organized and technically savvy Leasing Coordinator to support leasing activity and tenant relations at our North Park 34 industrial business park. We offer competitive pay and benefits for this exempt position. The position is based in Houston, TX and reports to the COO.

Responsibilities (including, but are not limited to the below):

Business Development & Marketing

  • Manage tenant showings schedule and follow up on post-showing leads
  • Conduct in-person showings of properties with prospective tenants
  • Use CRM programs to track tenant leads and maintain a robust pipeline
  • Develop tenant leads through online portals, phone inquiries, conference attendance, cold calling, and competitor site visits
  • Support marketing efforts by conducting competitive analysis and attending local small business trade shows
  • Verify accuracy of marketing materials, including brochures, leasing signage, flyers, site plans, and floor plans, and update all materials in our software suite (e.g., Property Capsule, VTS)
  • Coordinate with team members to assist with broker and tenant relations events

Lease Management

  • Facilitate tenant move-ins and move-outs (keys, documentation, etc.)
  • Assist with lease renewals and customer retention
  • Regularly inspect vacant spaces to ensure "show-ready" condition
  • Work closely with property management and contractors to expedite space planning and tenant improvement processes, maximizing leasing velocity
  • Update and maintain weekly activity and availability reports
  • Conduct security deposit reviews for departing tenants
  • Assist with eviction procedures as needed

Tenant Support and Retention

  • Establish and maintain positive tenant relationships to promote occupancy and accelerate lease renewals, driving portfolio retention rates
  • Assist tenants with onboarding (insurance, licensing, deposits, payments, photos, etc.)
  • Make daily tenant visits to build and confirm satisfaction and loyalty
  • Assist with tenant requests including additional keys, signage, and other needs
  • Address tenants' day-to-day issues

Property Management

  • Conduct site visits and property inspections
  • Help manage properties by reporting tenant and property maintenance requests
  • Learn and operate our property management software systems
  • Facilitate successful tenant support as guided by the local Property Management team

Required Qualifications

  • 2+ years of strong performance in business-to-business (B2B) sales, account management, business development, or outside sales
  • Experience with CRM tools to manage pipelines
  • Real estate or property management experience is helpful but not required
  • Real estate salesperson license is helpful but not required
  • Bilingual in both English and Spanish
  • Excellent phone etiquette and demonstrated customer service skills
