About the Role:
Compensation is $75,000.
Summary: Oversees residential real estate property by managing the following duties through subordinate supervisors, such as leasing, maintenance, and other service activities of the property. The Leasing Director will ensure that an exceptional level of customer service is always maintained. The Leasing Director will function as a person of authority in the absence of the Director of Operations should a situation arise that is not addressed in the Operating Manual. The Leasing Director will be responsible for the leadership and supervision of onsite Leasing Specialists.
Requirements:
Education: High school diploma or equivalent. A bachelor's degree is a preferred. However, the position does require the ability to read and write English fluently, and the ability to perform basic to intermediate mathematical functions.
Experience: A minimum of 2 years of residential leasing and management experience is required.
Skills: The position requires the ability to deal well with people and get them to feel comfortable quickly. In addition, the position requires the following:
Licenses: A valid driver's license and current automobile insurance is required. Real Estate License (when required by state).

Staff Schedule
Responsible for all collection, posting, and deposit of all rental payments.
Perform evictions on delinquent residents.
Responsible for understanding and having the ability to complete all financial, leasing, and weekly reports.
Responsible for the execution of all bond, affordable, or state-mandated rent programs paperwork and reporting.
Ensure that the property office is organized and runs smoothly as per company policies and procedures in the absence of the manager.
Computer:
Responsible for validation of all input including prospect, traffic, applications, leases, move-outs, deposits, and closing reports.
Adhere to daily, weekly, and monthly computer reporting requirements.
Understand computer functions and maintain accurate data files.
Train, direct, and supervise on-site employees in all daily computer functions.
Leasing:
Lease apartments by showing the models and/or available units and aggressively sell the products and services of the property to which they are assigned. Develop, refine, and effectively implement excellent telephone and personal sales skills.
Prepare all lease-related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents.
Follow established policies and procedures in the qualification, screening, and acceptance of applicants for residency.

Ownership Leasing Calls
Ensure models and leasing offices are appealing and marketable.
Maintain Company customer service standards. Respond to resident requests and work with residents to resolve resident problems and complaints. Follow through to ensure issues are resolved.
Work with the property management staff to develop and implement sales and marketing strategies through team meetings and group interaction. Increase property traffic levels, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages.
Shop competition and know the demographics, current events, transportation, directions, local businesses, and economic trends, of the property's market area.
Train, direct, and supervise Leasing Specialists in all leasing paperwork and techniques.
