Hours:                                                                                  Typical range of hours is based on the community needs and may require weekends and after hour emergency services. Workdays may be adjusted based on community needs. Full Time: 5 days per week, 8 hours per day (average 40 hours).

 

Physical Demands:                                                         Light (occasional up to 25 pounds) - Climb stairs, stoop, kneel, crouch, reach, handle, etc.

 

Drug Screens:                                                                   Pre-employment, post injury, reasonable suspicion, and possible random screens.

Knowledge / Skills / Ability:

  • Strong leadership, coaching, and mentoring skills with the ability to motivate team members to achieve goals.
  • Skilled in assessing leasing performance, identifying areas for improvement, and implementing effective strategies.
  • Effectively prioritizes tasks independently, manages time well, and consistently achieves assigned objectives and projects.
  • Proficient in Outlook, Excel, Word, and internet applications.
  • Strong sales and closing skills, with the ability to lead by example in prospect tours and follow-ups.
  • Excellent verbal and written communication, strong organizational skills, and the ability to collaborate effectively with on-site staff, residents, supervisors, corporate associates, and vendors.
  • Skilled in interpreting legal documents, overseeing rent collections, and ensuring lease compliance.
  • Intermediate math skills for financial reporting, budgeting, and record-keeping, including proficiency with percentages, decimals, and fractions.
  • Knowledge of property operations, with emphasis on marketing, lease terms, renewals, contract enforcement, and collections.

General Summary of Associate Responsibility:

Provides leadership and oversight of all leasing functions within the community. Ensures leasing goals are achieved, company policies are followed, and team members receive training and development. Supports the Community Manager by assisting with reporting, budgeting, and daily operations as needed.

Preferred Education and Experience:

  • High school diploma or equivalent required; college degree preferred
  • Minimum of 2 years of property management experience with at least 1 year in a supervisory or lead role
  • Prior sales experience encouraged

Responsibilities:

Team Leadership & Development

  • Train, supervise, and motivate Leasing Consultants, setting performance standards and monitoring results.
  • Conduct ongoing training and coaching sessions to improve leasing skills, customer service, and compliance.
  • Provide feedback through performance reviews and regular one-on-one meetings.

Leasing & Marketing

  • Oversee and participate in all leasing activities including tours, applications, and follow-up communication.
  • Develop, implement, and track marketing campaigns to drive traffic and increase occupancy.
  • Monitor market conditions, rent levels, and competitor offerings; provide recommendations to remain competitive.
  • Prepare regular leasing reports and occupancy updates for Community Manager.

Resident Relations & Standards

  • Ensure Leasing Consultants respond to inquiries and requests promptly and professionally.
  • Resolve escalated resident concerns and support renewals by promoting customer satisfaction.
  • Maintain community appearance standards, ensuring amenities and common areas meet company expectations.
  • Partner with Urban Village Program initiatives to promote community engagement.

Operational Support

  • Assist with rent collection processes, and lease enforcement.
  • Review and approve leasing documentation for accuracy and compliance.
  • Support Community Manager with budgeting, financial reports, and audits as needed.
  • Provide coverage for the Community Manager and leasing team during absences.

Urban Village Program

Here’s how you’ll support the program as a Leasing Manager:

Building Community:

  • Partner with your Program Coordinator to ensure Leasing Consultants are distributing and promoting the Urban Village Newsletter throughout the community.
  • Encourage your team to actively share program updates with residents, fueling excitement for upcoming events.

Enhancing Environments:

  • Oversee leasing staff participation in sustainability initiatives such as garden boxes and beehives (where applicable).
  • Lead by example by supporting team participation in annual Impact Day and other community enhancement projects.

Channeling Resources:

  • Guide your team in building connections with vendors and potential partners while maintaining consistent communication with the Program Coordinator.
  • Oversee information-sharing processes to ensure partnership opportunities are properly documented and communicated.

Building Leaders:

  • Inspire your team to educate residents about the program and promote involvement as resident facilitators.
  • Provide oversight to ensure interested residents are guided smoothly through the sign-up process, encouraging community leadership at all levels.
