Job Description: Leasing Manager (Multifamily Housing)
Reports To: Property Manager / Regional Manager
Supervises: Leasing Consultants, Leasing Specialists, and Leasing Assistants
Position Overview
The Leasing Manager leads all leasing operations for the community, ensuring occupancy, renewal, and revenue goals are consistently met. This role oversees the leasing team, drives performance through training and accountability, and ensures all applicant files are fully compliant before approval. The Leasing Manager acts as the central point for leasing execution, resident retention, and customer service excellence.
Key Responsibilities
Leasing & Marketing
- Oversee day-to-day leasing operations to maximize occupancy and achieve rent growth targets.
- Conduct property tours, respond to leasing inquiries, and ensure staff follow consistent, professionalsales practices.
- Maintain up-to-date knowledge of current market trends, competitor activity to drive pricing strategies on the weekly revenue management calls.
- Consistently monitor digital listings, signage, and promotional efforts are accurate and effective.
- Lead the renewal process by proactively contacting residents, presenting renewal offers, and negotiating when appropriate.
- Track renewal rates and resident retention metrics, implementing strategies to improve performance.
- Train and coach staff on effective renewal conversations, objection handling, and resident relationship management.
- Directly supervise leasing consultants and support staff, including scheduling, training, and performance evaluations.
- Set leasing and renewal goals for staff, monitor progress, and implement corrective actions where necessary.
- Provide coaching, mentorship, and disciplinary action when required to maintain performance standards.
- Facilitate weekly leasing team meetings to align priorities and review progress against occupancy and revenue goals.
- Audit every applicant file prior to final approval to confirm accuracy, completeness, and compliance with company policies, Fair Housing laws, and state/local regulations.
- Verify all income, employment, identification, and screening documents are properly collected and stored.
- Maintain audit-ready records and ensure leasing staff understand proper file handling procedures.
- Escalate any discrepancies, fraud concerns, or missing documentation to the Property Manager immediately.
- Prepare and review weekly leasing reports, traffic analysis, and leasing conversion ratios.
- Monitor rent concessions, lease expirations, and move-in schedules to ensure balanced occupancy flow.
- Support property management team in budget preparation by providing leasing projections and occupancy insights.
- Occupancy percentage and leasing velocity vs. budget.
- Renewal and retention rates compared to goals.
- Accuracy of applicant files and compliance audit scores.
- Leasing team performance and turnover.
- Resident satisfaction and online reputation scores.
Renewals & Retention
