JOB TITLE: Leasing Specialist I DEPARTMENT: Worcester Communities REPORTS TO: Community Manager SUMMARY: The Leasing Specialist I position involves facilitating the rental process for residential or commercial properties. Responsibilities include showcasing available units to prospective tenants, conducting thorough screenings, and negotiating lease agreements. Successful candidates should possess strong communication and sales skills, along with a keen understanding of market trends and property features. Attention to detail and the ability to provide excellent customer service are essential for building and maintaining tenant relationships. Additionally, proficiency in property management software and knowledge of fair housing laws are often required. The Leasing Specialist I plays a crucial role in maximizing occupancy rates and contributing to the overall success of the property management team. DUTIES AND RESPONSIBILITIES: Maintain excellent customer service relationships by adhering to the Worcester Purpose and Core ValuesAdhere to Worcester Communities Policies, Procedures and SOPsMaintain a professional, courteous manner with all residents, vendors, contractors, and fellow team membersAnswer prospective resident phone calls, greet prospective residents, and conduct tours following the outlined guidelines in Leasing SOPGive informative property tours to potential prospects onsite and create value by anticipating needs and addressing concerns the customer hasnt even thought of yet through knowledge of community and amenities as well as how it compares with other properties in the areaAssist prospective residents with the completion of the applicationCollect deposits and/or all fees responsible for leasing-related paperworkAccurately prepares and has a thorough knowledge of all lease-related paperworkLease and renew apartments in person, on the phone, or onlineMaintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessaryAssign and respond to internet leads for the community assignedFollow up with all prospective residents in Entrata per Leasing SOPLog all communication including phone calls, emails, face-to-face, etc. in Entrata per Leasing and Operations SOPsInspect the property tour route daily to ensure company standards on cleanliness and curb appeal are being upheld Post on the propertys social media pages according to the Marketing SOP standardsInspect units prior to move-inUtilize the established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancyAssist with a monthly marketing surveyAssist with planning and hosting resident eventsContribute to the general upkeep and cleaning of office, common areas, and model/ vacant show unitReport accident and emergency situations to the community manager immediately and by use of the appropriate reporting proceduresMaintain a working knowledge of all fair housing laws, policies, and practices, and be fair and consistent in upholding theseFlexible and capable of prioritizing tasks when working in a busy and changing environmentPerform various administrative tasks as needed or as directed by management and any additional responsibilities as required SUPERVISORY RESPONSIBILITIES: This job has no supervisory responsibilities. QUALIFICATIONS: High school diploma or equivalent required.
