The Leasing Specialist – Moderate Income Lease-Up is responsible for the successful leasing and occupancy of 419 moderate-income apartments (100%–120% AMI) within an 881-unit affordable housing community. This position serves as the primary point of contact for prospective residents throughout the leasing process, providing exceptional customer service while ensuring applicants successfully navigate eligibility requirements and documentation. The Leasing Specialist plays a critical role in maximizing occupancy, minimizing applicant cancelations, and meeting lease-up deadlines.

 

Responsibilities include:

 

Sales & Marketing

  • Serve as the primary leasing representative for moderate-income apartment homes.
  • Respond promptly to inquiries generated through marketing channels including StreetEasy, Zillow, Apartments.com, the property website, and other lead sources.
  • Conduct a high volume of in-person and virtual apartment tours, highlighting community amenities and apartment features to maximize leasing conversions.
  • Maintain ongoing communication with prospective applicants throughout the leasing process.
  • Follow up with prospects to encourage lease execution and reduce application abandonment.
  • Deliver best-in-class customer service while meeting aggressive lease-up goals.

Applicant Support & File Management

  • Guide applicants through eligibility requirements and documentation collection to minimize delays and incomplete submissions.
  • Conduct detailed pre-reviews of applicant files to ensure completeness and accuracy prior to agency submission.
  • Coordinate document corrections and follow up with applicants to resolve outstanding deficiencies.
  • Support applicant appeals by gathering required documentation and coordinating submissions to improve approval outcomes and reduce withdrawals.
  • Maintain accurate tracking of applicant status, documentation, approvals, and lease execution timelines.

Compliance & Reporting

  • Review and prepare up to 50 applicant files per week for submission to city agencies.
  • Ensure applicant files comply with all program requirements and internal quality standards.
  • Maintain organized electronic and physical records in accordance with company and regulatory requirements.
  • Work collaboratively with compliance staff and management to resolve file deficiencies and expedite approvals.
  • Monitor leasing pipeline and provide regular updates on application status, conversion metrics, and occupancy goals.

Please note: This is a temporary position covering a maternity leave. While the assignment is expected to last for the duration of the leave, employment is temporary and based on business needs.

 

Compensation: 

 

The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.

 

Anticipated base salary range: $75,000 - $80,000

 

Actual base salary within the anticipated range will be determined by several components including but not limited to the individual's experience, skills, qualifications, and market factors.

Please note: This position is contract-to-hire, with the possibility of full-time employment upon successful completion of the contract period.

Qualifications:
  • Bachelor's degree, or an equivalent combination of education and experience.
  • Minimum of two (2) years of leasing, rental sales, or property management experience, preferably in moderate-income, rent-stabilized, or affordable housing.
  • Strong knowledge of the New York City rental housing market.
  • Proven sales skills with the ability to convert prospects into qualified applicants.
  • Ability to conduct a high volume of apartment tours (up to 75 per week) in a fast-paced lease-up environment.
  • Strong organizational skills with the ability to manage multiple applicants and deadlines simultaneously.
  • Excellent verbal and written communication skills with a customer-focused approach.
  • Experience reviewing applicant documentation and coordinating corrections to improve approval success.
  • Ability to work collaboratively across leasing, compliance, and operations teams.
  • Experience with Yardi, CRM software, or affordable housing compliance systems preferred.
