Summary/Objective:    The role of residential building Superintendent is responsible for the safe and economical maintenance of the building, the grounds, outside perimeter as well as the building's mechanical equipment. The Superintendent should demonstrate strong characteristics of commitment, trustworthiness and accountability. This position reports to the Regional Property/Maintenance Manager/Property Manager.

Essential function/Responsibilities: duties include but are not limited to the following:

• Perform basic repairs and adjustments (i.e. carpentry work, painting, plastering, flooring work, demolition of walls, electrical, etc.).
• Ensure compliance and adherence to building rules and regulations (i.e. HDC, HPD, HCR, and other governmental and oversight agencies). Examine boiler by testing safety valves and performing routine maintenance.
• Clean public spaces including the front of the building, yards, steps, entrance hall, etc.
• Maintain appliances, equipment and inventory of supplies.
• Ensure adherence to regulations regarding garbage removal.
• Responsible in managing Handyman and Porter in completing tasks and work orders
• Conduct daily, weekly and monthly physical inspections of common areas as well as move–in and annual inspections of units.
• Review work order requests from property management staff and residents to ensure that maintenance issues are being solved promptly.
• Emergency & On-Call Coverage: Respond to building emergencies and operational needs, shared jointly with the Handyperson. The Superintendent must remain reachable at all times via a company-issued mobile phone and be readily available to report to work as needed.

Requirements:

• Minimum of five (5) years of maintenance experience required.
• Minimum of two (2) years of supervisory or managerial experience required.
• Certifications in HVAC, boiler, sprinkler, and plumbing are required.
• Current S-12 NY Fire Sprinkler Certification and S-13 FDNY Certificate of Fitness for Citywide Standpipe Systems required.
• Knowledge of REAC standards is required.
• Experience in repairs and a skilled trade profession such as electrical, plumbing, or HVAC is a plus.
• Strong working knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair, and the safe use of power tools and machinery.
• Must possess strong customer service and communication skills to effectively interact with residents, staff, and vendors while ensuring the safe operation of the building.
• Must be able to effectively train, supervise, and evaluate maintenance/service staff, provide constructive feedback, and lead the team throughout the workday.
• Must be able to manage multiple deadlines, maintain control over assigned projects, and adapt to changing priorities.
• Must be able to diagnose and repair equipment or appliances in areas that may be difficult to access, including under counters, above ceilings, and similar spaces.
• Must be available to respond to emergency calls after regular business hours, including evenings, weekends, and holidays, as needed.
• Must be able to maneuver and move heavy equipment, appliances, supplies, and tools.
• Due to the physical nature of the role, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds.
• Superintendent is required to live on site.

Pay Range:    $21.00 - $24.36 per hour

Benefits:    This position is covered by a collective bargaining agreement. Eligible benefits, including health, retirement, and other applicable benefits, are provided through the union in accordance with the terms of the applicable union agreement.
