General Summary:
Maintains, services and repairs mechanical and electrical systems, plumbing systems and emergency light and power systems.
Essential Duties and Responsibilities:
- Performs general maintenance and repairs of installed equipment and systems to ensure the successful operation of boilers, compressors, refrigeration equipment, air conditioning facilities and all appurtenant equipment that is driven by steam, electricity, gas, air, diesel, water or any other power developing energy
- Patrols, inspects, and maintains all mechanical, HVAC, electrical, piping and plumbing systems and equipment
- Performs preventative maintenance as appropriate that may involve minor and non-technical PM’s outside normal skillset to include plumbing, minor electrical, fire and life safety equipment etc.
- May effect repairs on toilet facilities, registers, radiators, lights, fixtures, minor repairs on floors
- Maintains the general cleanliness and appearance of assigned spaces, assists others as part of the maintenance team as required
- May direct work of engineer apprentices
- Performs other duties as assigned
- Assist others as part of the maintenance team as required
Knowledge, Experience and Skill Requirements
- High School diploma or equivalent; technical or trade school certificate in related field preferred
- Minimum three (3) years’ experience in healthcare facilities
- Ability to perform most complex and unusual tasks of the craft without supervision.
- Must be able to read and understand blueprints, construction drawings, schematics and diagrams as they pertain to the craft.
- Must be able to read and understand the signs, signals, and operating instructions in use in accordance with EM 385-1-1.
- Ability to perform work of the craft in a rapid and efficient manner under extreme conditions.
- Must be able to perform work safely under hazardous conditions.
- Able to troubleshoot and repair most complex problems.
- General knowledge of hand and power tools
- Expert knowledge of craft theory and craft materials with the ability to apply the theory and select the proper materials.
- Must be able to pass background.
- Valid Driver License required with good driving record.
Working Conditions:
- Regular exposure to extreme temperatures, wet and/or humid conditions, electric shock, moving mechanical parts, fumes and airborne particles, loud noises, chemicals, etc.
- Physical demands include frequent standing, walking, reaching, and use of hands regularly lifting and/or moving up to 25 lbs. and occasionally lifting and/or moving up to 50 lbs.
- Requires use of hand and power tools applicable to trade.
- Ability to maneuver a job site, including small spaces in around our equipment, stairwells, ladders, and rooftop.
- Requires close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
