Maintenance Assistant

Job Overview - Accepting Full or Part-time

The Maintenance Staff Member is responsible for supporting the overall cleanliness, safety, appearance, and functionality of the property. This role ensures that mechanical systems, equipment, common areas, and building components are properly maintained, repaired, and presented in a clean, organized, and professional condition.

Key Responsibilities

·       Conduct routine inspections of common areas, floors, roof areas, lighting, equipment, and building systems; promptly report concerns or deficiencies to supervisors or management.

·       Complete assigned daily work orders and maintenance tasks in a timely, professional, and quality-focused manner.

·       Perform minor maintenance, repairs, and replacements in areas such as carpentry, electrical, HVAC, plumbing, mechanical systems, painting, flooring, and other general building repairs, provided no permit is required.

·       Maintain all common areas in a clean, safe, sanitary, disinfected, and aesthetically appealing condition.

·       Collect recycling from each floor five times per week and ensure trash chutes and related areas remain clean and in proper working order.

·       Paint and touch up common areas as needed; inspect areas requiring paint or repair and notify management accordingly.

·       Operate, clean, and maintain assigned tools and equipment in good working condition.

·       Safely perform general labor tasks, including lifting, moving, and transporting materials or equipment as directed by supervisors.

·       Follow all applicable safety procedures, precautions, and equipment-use guidelines to maintain a safe work environment.

·       Maintain a professional and cooperative working relationship with building staff, residents, vendors, and management.

Skills and Qualifications

·       High school diploma or equivalent preferred.

·       Minimum of two years of general experience in building trades, maintenance, repairs, or handyman services preferred.

·       Basic knowledge of carpentry, electrical, plumbing, painting, flooring, mechanical systems, and general building maintenance.

·       Ability to read, understand, and complete work orders and related documentation.

·       Strong verbal and written communication skills.

·       Excellent customer service, interpersonal, and teamwork skills.

·       Ability to work independently, prioritize assignments, and follow instructions from supervisors or management.

·       Fluency in multiple languages is desirable.

Physical Requirements

·       Ability to lift, push, pull, and carry materials or equipment weighing up to 50 pounds while following appropriate safety procedures.

·       Ability to stand and walk for extended periods, reach overhead, and maintain full range of motion in the upper and lower body.

·       Ability to bend, stoop, kneel, squat, sit, climb stairs, and move throughout the property quickly and safely as required.

·       Ability to climb ladders and work at heights above ground level, including up to 14 feet on A-frame ladders and up to 21 feet on extension ladders.

·       Ability to work in various environmental conditions, including heat, cold, wind, rain, and humidity.

·       Ability to perform repetitive motions with wrists, hands, and fingers.

·       Ability to communicate effectively and exchange information verbally and in writing.

·       Must maintain a valid Florida driver’s license.
