Scope and Purpose:
Responsible for overall performance of maintenance as directed by on-site management. Assists with on-going preventive maintenance program and maintenance material and storage program to assure proper apartment community operations. Cooperates with the Resident Manager and other staff members to promote practices which will result in productive work, good attitude, quality workmanship, accident prevention, conservation of materials and supplies, and work completion on schedule.
Available for overtime work and on-call as needed.

Duties and Responsibilities:
Although assistants and make-ready personnel are required to have training in basic knowledge of all maintenance functions and EPA Certification.
· Prepare apartments to be made ready for new residents.
· Properly store and preserve maintenance supplies to accommodate easy access and to eliminate waste, damage and loss.
· Assist in maintaining clean and orderly maintenance area.
· Assist in maintaining inventory and submitting supply requisition to manager, as needed.
· Daily overall grounds pick up, dumpster checks, and trash pickup
· Cleaning of sidewalks, stairways, and pools and any other areas that need attention
Appearance:
Dress appropriately in the uniforms provided by U. L. Coleman Properties, Ltd. Maintain good grooming at all times. Hair should be neatly trimmed; uniform should be neat and clean.
