Incumbent serves as Maintenance/Custodian and is responsible for repair and maintenance of County equipment and building of assigned location, including the Government Center and Juvenile Center.

DUTIES (May vary according to assigned location):

• Assists Maintenance Mechanic I with minor repairs of County-owned equipment and buildings, Government Center and Juvenile Center, including installing electrical outlets and light fixtures. • Cleans the government center or Annex Buildings by mopping floors, washing and sanitizing sinks, and toilets. mirrors, emptying trash containers, and replenishing paper supplies as needed. Cleans spills as required. • Performs preventative maintenance procedures on H.V.A.C. units, plumbing, and electrical fixtures. Inspects and evaluates the condition of heating and cooling units, performs repairs, or recommends replacement. • Assists with building remodeling projects, including building walls, benches, and installing vinyl bases or carpeting.

• Installs and/or replaces plumbing fixtures, including water lines, toilets, sinks, coolers, and sump pumps: tests and repairs water systems, as needed. Replace bulbs and ballast as necessary. • Performs seasonal maintenance on County equipment, including changing belts, greasing and oiling, and ensuring fluid levels are correct. • Performs custodial duties as needed, including buffing, mopping, sweeping, and emptying trash; removes snow and ice from building grounds as required. • Mows grounds and trims trees and bushes. • Vacuums and moves office furniture when necessary. • Assists with emergency safety procedures, including evacuating people and checking equipment-orders necessary and chemicals and cleaning supplies for the County Annex and Courthouse. • Keeps the supervisor informed of progress and completes work orders as needed. • Periodically shovels snow from building entryways, stalls, and stairway walls. • Performs related duties as assigned.

SKILLS AND KNOWLEDGE:

• Thorough knowledge of the accepted principles and practices involved in building and equipment repair, maintenance, custodial equipment and duties, and familiarity with diagnostic, overhaul, and repair procedures and tools. • Ability to diagnose electrical failures and perform light wiring repairs, replacements, and installations. • Ability to physically perform custodial activities, including mopping floors, sweeping, and/or shoveling snow. • Basic knowledge of carpentry and the ability to perform plumbing, heating, and cooling repairs. • Knowledge of and ability to safely use maintenance tools and equipment, including power saws, drills, sanders, and mowers. • Ability to read and interpret a variety of manufacturers manuals and specifications. • Knowledge of cleaning supplies and chemicals, including safe and appropriate combinations. • Ability to maintain accurate records and files. • Ability to follow oral and written instructions. • Ability to legally operate a motor vehicle.

RESPONSIBILITY:

Incumbent is responsible for the proper maintenance, repair, and custodial duties of the County building, Juvenile Center, and equipment. Independent judgment and decision-making are often necessary to effect repairs, especially in unusual or difficult situations. Care and skill are required to protect a variety of systems and the safety of others. Incumbent receives general instructions but is frequently forced to deviate from standard practices and to innovate to achieve desired results.

Reports directly to Property Manager.

PHYSICAL EFFORT:

Incumbent generally performs duties that require moderate to heavy physical exertion for regular durations and often works in awkward and/or cramped conditions. Incumbent performs duties requiring frequent bending, lifting, climbing, and pushing and pulling of equipment, showing good stamina and dexterity.

WORKING CONDITIONS:

Incumbents are exposed to the hazards associated with the maintenance trade and frequently work in confined areas, where they are exposed to moisture, janitorial supplies, refrigerants, water treatment chemicals, paint thinners, and other environmental conditions. Incumbent must also perform duties outdoors in varying weather conditions. Safety precautions must be used at all times to avoid injury to oneself and to others.
