Job Summary:

Performs entry-level building maintenance and construction work, Responsible for complying with all instructions and policies pertaining to the agencies buildings and grounds. Duties include cleaning and maintenance of assigned facility of Aliviane Inc. Works under close supervision, with minimal latitude for the use of initiative and independent judgment.

Knowledge, Skills, and Abilities:

• Knowledge in basic plumbing, electrical, carpentry, building renovations, yard work and landscaping.
• Knowledge of OSHA regulations, as they relate to the position.
• Knowledge of modern cleaning methods and the use and care of cleaning materials and equipment.
• Knowledge of the safe operation of all tools and understanding of basic practices and procedures of custodial and building maintenance work.
• Skills in driving motorized lawn maintenance equipment; and in the use and maintenance of tools and equipment.
• Ability to follow instructions; to work from drawings, diagrams, or blueprints; and to communicate with others.

Essential Duties and Responsibilities:

• Maintains buildings in clean and orderly condition. Keeps buildings in good repair, performing routine painting, plumbing and other maintenance work.
• Performs minor and major repair of all buildings and equipment. (Major repairs are performed under the supervision of licensed maintenance workers).
• Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
• Cleans and inspects boiler.
• Replaces broken window; repairs doors, door locks and closets; installs window blinds.
• Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
• My operate a computer to manage W.O's in a daily basis.
• Minor repairs in electrical systems, replaces faulty electrical switches.
• May repair electrical locks and control panels to maintain building security.
• responds to emergency maintenance requests as required.
• Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
• Performs outside custodial duties such as snow removal as required.
• May obtain estimates for supplies, repair parts; orders parts as needed.
• Logs out with Supervisor before leaving the grounds. Maintains good work habits through timeliness and low absenteeism. Punctual at all times. Understands, accepts, implements and promotes Aliviane Inc. Mission Statement, program/department goals, philosophy and objectives.
• Series and maintain sewer systems and clean out.

Minimum Education and Experience Qualifications:

• One year experience in building maintenance and custodial work.
• Valid Driver License w/clean driving record with nothing adverse in last five years.
