Come and join our team! TitanCorp is looking for an experienced Maintenance Supervisor for one of our amazing properties. The role of Maintenance Supervisor is to provide proper maintenance for the community, along with providing excellent customer service to all residents and prospects.
The purpose of the Maintenance Supervisor is to oversee the daily maintenance operations of a 206-unit high-rise residential community. This position is responsible for maintaining the building, grounds, amenities, common areas, and mechanical systems to ensure they remain safe, clean, functional, and well-maintained.
Essential Duties include the following (other duties may be assigned):
Lead and supervise the two-person maintenance team, including assigning daily work, establishing priorities, monitoring performance, and ensuring timely completion of tasks.
Complete and oversee resident work orders and preventative maintenance.
Diagnose, troubleshoot, and repair HVAC, plumbing, electrical, appliances, carpentry, mechanical equipment, and general building systems within applicable licensing requirements.
Manage apartment make-readies, including inspections, repairs, supplies, vendor scheduling, and final quality inspections.
Inspect apartments, mechanical rooms, common areas, amenities, grounds, and building systems to identify maintenance, safety, and repair needs.
Coordinate approved vendors and contractors and inspect completed work for quality and compliance with the approved scope.
Maintain appropriate inventory of tools, parts, supplies, and equipment.
Assist with property upkeep, including cleaning, painting, trash removal, pressure washing, and general grounds and common-area maintenance.
Support cost-control efforts by repairing components when practical and identifying cost-effective solutions.
Respond to maintenance emergencies and participate in the rotating weekly on-call schedule.
Ensure compliance with company safety procedures, risk-management policies, OSHA requirements, and applicable federal, state, and local regulations.
Communicate property repair needs, safety concerns, project recommendations, and capital needs to management.
Maintain professional relationships with residents, vendors, contractors, employees, and management.
Train and coach maintenance staff on safety, equipment, procedures, and quality standards.
Monitor work quality, productivity, and completion of assigned responsibilities.
Ensure maintenance staff follow company policies and property procedures.
Identify staffing, training, equipment, and operational needs.
Promote a professional, accountable, and service-oriented maintenance environment.
Schedule approved vendors and contractors for repairs, inspections, and projects.
Obtain estimates and communicate project requirements as directed.
Verify required licensing, insurance, and certifications when applicable.
Monitor work for quality, completeness, and compliance with approved specifications.
Address deficiencies and coordinate corrective work when necessary.
Identify opportunities to improve efficiency, productivity, and maintenance procedures.
Maintain current knowledge of technology, equipment, processes, and industry standards.
Attend required training, meetings, and professional development programs.
Perform other duties as assigned by management.
Minimum 5 years of apartment, multifamily, commercial, or property maintenance experience.
Previous supervisory or lead maintenance experience.
Strong knowledge of HVAC, electrical, plumbing, appliance repair, carpentry, and general building maintenance.
Ability to independently troubleshoot and repair building systems.
Multifamily or high-rise experience preferred.
Strong leadership, communication, organizational, customer service, and problem-solving skills.
Ability to manage multiple priorities and respond effectively to emergencies.
Valid driver's license with an acceptable driving record.
All applicable licenses and certifications required by state and local jurisdictions.
Qualifications:
Proficient with hand tools, power tools, mechanical equipment, and measuring devices.
Strong mechanical aptitude and troubleshooting skills.
Ability to read equipment manuals, diagrams, and specifications.
Strong attention to detail and quality workmanship.
Effective verbal and written communication skills.

Ability to prioritize work and exercise sound judgment.
Ability to work independently and lead a small maintenance team.
Ability to maintain accurate records and documentation.
Stand, walk, sit, bend, stoop, kneel, crouch, crawl, climb ladders and stairs, and work in confined areas.
Work indoors and outdoors in varying weather conditions, including rain, snow, heat, hail, wind, and sleet.
Push, pull, lift, carry, and maneuver tools, equipment, parts, and materials.
Lift and carry up to 75 pounds independently and safely handle heavier items with assistance.
Safely operate maintenance tools and equipment.
Respond to building emergencies and perform maintenance duties during assigned on-call periods.
The regular schedule is Monday through Friday, 8:00 AM–5:00 PM
Emergency on-call coverage is required and rotates weekly between the two-person maintenance team. Schedule flexibility may occasionally be required for emergencies, building issues, vendor access, inspections, or other property needs.
Travel
Rare travel may be required for training, business meetings, assistance at other properties, or other company-related activities.
