The Senior Maintenance Person is responsible for overseeing the overall physical condition of the asset.
- Prepare and manage operating and capital budgets, ensuring cost-effective purchasing and project contracting.
- Supervise preventative maintenance programs for structures, mechanical systems, equipment, and vehicles.
- Complete service requests within 48 hours and maintain grounds, including trash, snow, and landscape care.
- Rehabilitate apartments for new tenants and keep detailed maintenance records.
- Ensure compliance with EPA and OSHA regulations, conducting safety inspections and corrective actions.
- Recruit, train, evaluate, and supervise maintenance staff.
- Inspect the asset regularly, monitor utility expenses, and protect the property.
- Perform other duties to support organizational goals.
Reports to senior management as directed.
