Maintenance Supervisor Responsibilities

• Oversee all maintenance operations, building systems, grounds, and community amenities
• Complete and manage service requests in a timely manner
• Coordinate apartment turns (make-readies) to ensure homes are ready for new residents
• Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and other building systems
• Respond to emergency maintenance calls, including participation in an on-call rotation
• Schedule and supervise vendors, contractors, and maintenance projects
• Maintain maintenance inventory and assist with budget control
• Train, mentor, and support maintenance team members
• Ensure compliance with OSHA, EPA, Fair Housing, and company safety standards
• Maintain a clean, safe, and attractive community for residents and guests
• Deliver exceptional customer service and resident satisfaction

Qualifications

• High school diploma or GED required
• Minimum 2 years of multifamily apartment maintenance experience required
• Prior maintenance leadership or supervisory experience preferred
• Strong HVAC diagnostic and repair experience required
• EPA Type II or Universal Certification required
• Experience with electrical, plumbing, appliance repair, carpentry, and general maintenance
• Swimming pool maintenance experience preferred; CPO certification is a plus
• Ability to participate in an after-hours on-call schedule
• Must possess reliable transportation and basic maintenance tools
• Strong communication, organization, and leadership skills
• Ability to work outdoors in varying weather conditions and walk the property regularly
