    Position Summary:

    We are seeking an experienced and dedicated Maintenance Supervisor to lead our maintenance team and ensure the optimal functioning of our properties. This role involves overseeing maintenance operations, coordinating repairs, and managing a skilled team of technicians. The Maintenance Supervisor will ensure that all properties are well-maintained, safe, and compliant with local regulations. Strong leadership, problem-solving abilities, and a commitment to excellence are essential for success in this position.

    Key Responsibilities:

    • Supervise and coordinate all maintenance activities for assigned properties, ensuring timely and efficient completion of repairs and preventive maintenance.
    • Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety regulations.
    • Lead, train, and mentor maintenance staff, fostering a collaborative and productive team environment.
    • Develop and implement preventative maintenance programs to extend the lifespan of equipment and facilities.
    • Manage the maintenance budget, tracking expenses and ensuring that projects are completed within budgetary constraints.
    • Maintain accurate records of maintenance work orders, repairs, and inspections, and prepare reports for management as needed.
    • Respond promptly to emergency maintenance requests and ensure issues are resolved quickly and efficiently.
    • Collaborate with property management and leasing teams to address tenant concerns and improve overall resident satisfaction.
    • Stay updated on local, state, and federal regulations affecting property maintenance to ensure compliance.
    • Identify opportunities for improving property performance and implementing cost-saving measures.
    • Oversee the ordering of maintenance supplies and materials, ensuring proper inventory levels are maintained.
    • Ability to communicate effectively, both written and verbal;
    • Ability to take initiative and be a self-starter;
    • Excellent customer service skills a must.
    • Prior experience in the facilities maintenance field;
    • On-call coverage for emergencies after hours, weekends and holidays;
    • Skilled in routine apartment maintenance, as well as handling administrative tasks and paperwork related to vendors/contractors;
    • Ability to respond and remedy maintenance issues in a timely manner.
