Job Description

We are seeking an experienced and dependable Apartment Maintenance Supervisor to oversee the maintenance operations of a multifamily apartment community. The Maintenance Supervisor will lead the maintenance team, coordinate work orders and apartment turns, perform hands-on repairs, and help ensure the property is maintained in a safe, clean, and well-functioning condition.

The ideal candidate has strong multifamily maintenance experience, excellent troubleshooting skills, and the ability to lead a team while providing quality service to residents.

 

Job Responsibilities

 

  • Supervise, train, and support maintenance staff.
  • Assign and prioritize daily work orders and maintenance requests.
  • Monitor completion of work orders and ensure timely follow-up.
  • Perform hands-on maintenance and repairs throughout the community.
  • Troubleshoot and repair HVAC, plumbing, electrical, appliances, and general apartment maintenance issues.
  • Oversee apartment turns, make-ready work, and preventative maintenance.
  • Conduct regular property inspections to identify maintenance needs.
  • Maintain inventory of parts, supplies, and maintenance equipment.
  • Coordinate with vendors and contractors when specialized repairs are required.
  • Ensure maintenance work is completed safely and according to company standards.
  • Maintain accurate maintenance records and documentation.
  • Communicate professionally with residents regarding maintenance concerns.
  • Ensure common areas, buildings, and grounds are maintained to company standards.
  • Follow OSHA, safety, Fair Housing, and company policies.

Qualifications

 

  • 2+ years of multifamily/apartment maintenance experience preferred.
  • Previous maintenance supervisory or lead experience preferred.
  • Strong knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance.
  • Experience with apartment turns and preventative maintenance.
  • Ability to diagnose problems and determine appropriate repairs.
  • Strong leadership, organization, and communication skills.
  • Ability to prioritize multiple work orders and maintenance emergencies.
  • Computer skills and experience with maintenance/property management software preferred.
  • Valid driver's license and reliable transportation.
  • Ability to work weekends, overtime, and participate in an on-call rotation as required.

EPA Certification
HVAC Certification
CPO Certification
Other relevant maintenance or trade certifications (CAMT)
