Maintenance Supervisor
Location: Jersey City, NJ
Building and Land Technology (BLT) is seeking an experienced Maintenance Supervisor to help lead maintenance operations at a large, 1,100+ unit residential high-rise community in Jersey City, NJ.
This is a hands-on maintenance leadership role for an experienced multifamily maintenance professional with a strong background in high-rise or similarly complex building environments. The ideal candidate brings extensive technical knowledge of plumbing, HVAC, electrical and mechanical systems, fire and life-safety systems, leak investigation, water intrusion, waterproofing, building envelope maintenance, masonry, and general building repairs.
We are especially interested in candidates who have experience maintaining established high-rise properties with complex building systems and infrastructure and who have successfully led and developed sizable maintenance teams.
The Maintenance Supervisor will provide technical and operational leadership to the maintenance team, oversee work orders and preventative maintenance programs, troubleshoot complex building issues, coordinate contractors and vendors, and help ensure the property operates safely, efficiently, and to BLT's high standards.

Essential Duties & Responsibilities of the Maintenance Supervisor
- Supervise, develop, and support a maintenance team of approximately 10 or more employees serving a large residential high-rise community with more than 1,100 apartments.
- Serve as a hands-on technical leader, working alongside the maintenance team to troubleshoot, diagnose, and resolve complex building and maintenance issues.
- Oversee the maintenance and repair of high-rise building systems and infrastructure, including plumbing, HVAC, electrical, mechanical, and fire and life-safety systems.
- Diagnose and coordinate repairs involving plumbing leaks, water intrusion, waterproofing, building envelope conditions, masonry/brickwork, and other interior and exterior building maintenance concerns.
- Assign, prioritize, and monitor maintenance work orders to ensure timely completion and exceptional resident service.
- Lead preventative maintenance programs for building systems, equipment, infrastructure, common areas, amenities, and apartment homes.
- Assist with hiring, training, coaching, performance management, and professional development of maintenance team members.
- Oversee apartment make-readies and unit turnovers to ensure apartments are prepared for new residents on schedule.
- Troubleshoot and perform hands-on repairs to HVAC, plumbing, electrical, appliances, mechanical equipment, and other residential building systems.
- Coordinate contractors and vendors performing specialized building repairs, preventative maintenance, and capital improvement projects.
- Monitor contractor performance and ensure work is completed safely, efficiently, and according to BLT standards.
- Maintain preventative maintenance schedules, inventory, equipment records, inspection documentation, and other maintenance records.
- Ensure compliance with OSHA requirements, company safety policies, fire and life-safety requirements, and applicable local, state, and federal regulations.
- Participate in a rotating on-call schedule and provide leadership during building emergencies, including leaks, equipment failures, and other urgent maintenance situations.
- Communicate professionally with residents and property management regarding maintenance concerns and resolutions.
- Support capital projects, building improvement initiatives, and additional operational priorities as assigned.
Qualifications of the Maintenance Supervisor
- 5+ years of progressive building maintenance experience within high-rise residential, large-scale multifamily, commercial, hospitality, or another complex building environment.
- Demonstrated hands-on experience maintaining and troubleshooting complex or mature building systems and infrastructure.
- Previous experience supervising or leading a sizable maintenance team; experience managing approximately 10 or more employees strongly preferred.
- Strong hands-on technical knowledge of:
- Plumbing systems and complex leak diagnosis
- HVAC and mechanical systems
- Electrical systems
- Fire and life-safety systems
- Water intrusion and waterproofing
- Building envelope maintenance
- Masonry and brickwork
- Appliance repair
- Carpentry and general building maintenance
- Ability to independently diagnose and troubleshoot complex building system and infrastructure issues.
- Ability to determine when specialized contractors or vendors are required and effectively oversee their work.
- Experience managing work orders and preventative maintenance programs within a multifamily or property management environment.
- Demonstrated leadership experience training, coaching, and developing maintenance employees.
- Strong communication, organizational, and problem-solving skills.
- Ability to manage multiple priorities and respond effectively to urgent maintenance situations in a fast-paced environment.
- Valid driver's license with an acceptable driving record.
Preferred Qualifications of the Maintenance Supervisor
- Experience maintaining large, established high-rise residential properties with complex building systems.
- Experience supporting major building repairs, capital projects, or infrastructure improvement projects.
- EPA Universal Certification strongly preferred.
- CFC Certification preferred.
- Certified Pool Operator (CPO) certification preferred or willingness to obtain.
- OSHA 10 or OSHA 30 certification preferred.
- Experience with Building Management Systems (BMS), CMMS platforms, or mobile maintenance software.
Physical Requirements of the Maintenance Supervisor
- Ability to lift and carry up to 75 pounds.
- Ability to frequently stand, walk, climb ladders, kneel, crouch, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to participate in emergency response and after-hours maintenance as needed.
